I CAN"T STRESS ENOUGH DONT RENT FROM THEM!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! UPDATE BELOW: Roof collapse in rented house!!!!!!!! I rented out 198 Weymanda Cir through CTP for almost 2 years. First year was great, only slight problems but nothing bad. Second year was absolutely awful. We were overrun with roaches, our dishwasher broke multiple times, and our dryer was permanently broken. NONE of our maintenance requests were even looked at. I put in one for the pests we had and explained that we had been doing all the dishes, taking the trash out early, and doing everything we could to prevent the pests and that we needed help. None was received and instead they just completed the request without even sending anyone. So I decided to sub lease my place out and did all the steps, called the office THREE times to make sure everything was correct and they needed nothing else. Told me everything was good and I didn’t need to do anything. Then a month after I was out of the house, I get rent charged to my bank account. Called them and they let me know that I have to turn off autopay. Also let me know that they couldn’t refund me the money and that’s I’d have to chase down the new tenant to pay me. Absolutely ridiculous, and a pack of idiots running this place. UPDATE 7/27/25: Went over the night before my lease ended just to clean and make sure everything was good, and the photo of the roof collapsed is what I walked into. When we told College town properties they said it was, and this is a direct quote. “Plumbing”. The roof had literally collapsed in my room and nobody even came out to look at it. This was an insane experience and I’m glad it’s over. I could have been seriously injured and not one single employee cared. Crazy

My daughter lived at The Mill District managed by College Town the last year. What an AMAZING experience we have had. College Town has been fantastic. The complex is gorgeous and she has loved her apartment. You even get use to the trains! And it’s all well worth it. I’m sad she’s moving, this is a beautiful complex and College Town is great to very attentive. I cannot recommend The Mill or College Town more highly. You will be very pleased to live here- great experience beginning to end!

This place makes me so mad. The apartments are nice, but I lived in the B building and went insane every night trying to fall asleep to the banging of the cement factory across the street. The factory starts its day anywhere between 12am and 2am (most consistently 2am), and it ends its day anywhere between 5pm and 6pm. The factory is loudest in the morning between 4am and 7am because this is when the trucks come. It sounds like a hammer on your window. The noise is LOUD and consistent. It drives me crazy. Not to mention, the blaring train horn that comes by every 3 hours or so. In addition to all this noise, they have an extremely difficult fob system. At first, I thought it was great that we needed fobs to get in our buildings, because the location is somewhat sketchy at night. However, good luck if you get locked of the building anytime outside of the 9-5 work day. They say they have an "on-duty," "emergency" lock out line, but if you call the number, the person that answers has no ability to unlock the door. The only role the "on duty" person has is to contact the office (but no one is at the office because it is "after hours"). I one time got locked out at midnight while walking a friend to their car....I ended up outside all night. Last thing I want to mention - they give tours of your apartment on occasion. These are not that annoying, but they are required to tell you 24 hours in advance. I have caught them touring my apartment while I was not there without telling me ahead of time. I have also caught them touching my stuff and moving it around.

These guys are the best. Shout out to Andy and the facilities team. They step up when you need them. Lived at landmark before this, they suck. Be like Andy and collegetown properties. They’re awesome. Don’t rent anyone else I wish y’all worked in South Georgia to manage properties, can’t say enough good things about them.

I highly recommend going elsewhere. I had an incredibly negative experience renting here: neighbors with paper thin walls and domestic violence issues meant no peace in my home. The Baxter Lofts were poorly maintained (not cleaned well, malfunctioning lighting and never painted… felt dirty and gross). So I went to buy a home and leave. Once I notified them of my departure, they just got nasty. Then I was promised a pro-rated rent once my lease was freed, only to then be ignored with the rent not pro-rated. The women that run this business are all vapid and present with such a nasty attitude. They’re located on Milledge and have that annoying “I’m better than everyone else and wear a pound of make up” look. Just repulsive. Good riddance. I encourage you all to rent elsewhere.

So glad to be out of this managed hell hole. Avoid Avoid AVOID. It's not worth it. Overpriced rental property. Incompetent staff. They committed multiple lease violations during my time here.

I’ve lived in a college town rental house for the past two years, the entire experience has been awful. Collegetown does not care about us, and it shows. In the past two years, our house has undergone the following: multiple rat infestations, all new insulation because for the first year our house had none, a new HVAC system (we went without heating during the winter for a week and they did not find us alternate housing), a new fridge, and a new dryer. This doesn’t even account for the fact that we have mold growing under the sink, a maintenance request we’ve yet to have fulfilled. Everytime we bring up the fact that these things aren’t right, they blow us off and tell us “we are advocating for you.” They are not, they are not taking care of us. At one point, we had maintenance third party worker out here telling us specifically that they knew all about our problems but were too cheap to actually acknowledge it all.
