Do not rent here. They gave me, a single parent of 4 this filthy unit a day after I was told I could move in- infested with roaches! I put all of this money into it and repainted, cleaned, managed the pest control, and after 3 months of pending “concessions” they gave me $125 Amazon gift card! Now they won’t work with me on leaving this horrible place!

The Standard at Auburn-owned by Landmark Prop Day one move in- apartment nasty, used eye contacts dried up left in window sill, months and months of dust and dirt everywhere, broken furniture, soiled desk chair, missing living room furniture. Throughout the year- facilities unkept and even too embarrassing to have family visitors (see pics) The “ largest hot tub in the state” did not work the entire time my daughter lived there. The pool conveniently closed when warm enough to utilize. ❌The company continues to develop “luxury” apartments in college towns but completely forget about the current residents in their other facilities!! Criminal behavior! ❌They would not live in these conditions!!!! Alarms sounded all hours of the night which meant they always had to be prepared to evacuate, no matter the weather conditions or if they had a big exam to take the next day. Move out day- parking deck completely empty and garage doors left open because no one was there. We had permission from the security guard to have an extra vehicle there for moving purposes. After all vehicles were packed and we were exhausted from doing so and leaving the place immaculately clean, we walked out to my daughter’s car being gone!!! Yes!!!!! It had been towed packed to the rooftop ready to escape this miserable place! Of course, we did not only NOT receive our security deposit, we were actually charged more $$$ for a towel rack that had fallen off and damaged the wall. No idea what they were talking about out, was not in my daughters apartment. I disputed the charges several times but nvr heard back from anyone. I finally just paid it to be done with these people. Stay away and do not fall victim to these people! I have more photos than google allows 😡These positive reviews have to be made up or ppl are being bribed to make them!!!!!😡 🛑Parents make sure to visit every single floor and area! Not just the planned tour they want you to see!!!🛑

I was very sad to see all of the negative reviews. I was hoping that the poor management of The Nine at West Campus in Austin was just the result of inept local management, but it appears it is a systemic issue with all properties managed by Landmark Properties. At The Nine the gate accessing the parking garage has been broken for over the last year. This creates a massive security issue. That gate being broken allows anyone walking on the street to access the front door of every apartment in that building. They have been informed, and choose to do nothing. You would hope that someone in the business catering to very young adults would make security a higher priority !

BEWARE! DO NOT RENT FROM THEM (LANDMARK PROPERTIES). Landmark Properties have been negligent in taking care of their properties and letting their cost-cutting measures ENDANGER residents. I rented a room with Saga Columbia and experienced MANY issues with their properties. From the entire apartment complex being dirty, fire alarms going off in the AM that woke up the entire building frequently, water shutting off so many days, mold growths, bugs and rats infestation never taken care of, trash rooms being locked most of the time, etc. But the worst one that made me lose my mind was this: the air conditioning in my unit (and several other units) stopped working for about a month straight. This issue started on the morning of Wednesday, June 18. I immediately notified maintenance of this emergency as the apartment turned very hot all of the sudden (above 90 degrees outside as well) and I could not breathe and was sweating profusely. Even after knowing that this is a health hazard and after being told repeatedly that this is causing breathing problems, emotional distress, caused me to develop heat rash, and led me to sleep in my car because the unit is unlivable; they still would not respond to me. Maintenance was notified almost everyday yet they were reluctant to act with any sense of urgency. Given that the south is very hot most of the time (above 90 degrees every day), they negligently did not provide any fix or temporary air conditioning in my unit, nor compensate for the inconvenience. I had only received a response to my emergency maintenance request on Thursday evening, from a clueless “maintenance person” who gaslit me (after he himself feeling how hot the unit was), by responding that this condition is fine and that I would just have to sleep with this heat for a while until his supervisor stops by. When asked about timelines on when this would be fixed, and when the supervisor will even stop by, he couldn’t answer. When I asked how I can raise this emergency and contact someone else that could help, he left and BLOCKED me from requesting further maintenance in retaliation. After a whole week of no air conditioning (and my apt was about 90-100+ degrees the entire time), they gave me a small portable fan that barely covered the living room area, that I had to move out early because the entire unit is still hotter than satan's kettle. Given that they were notified of how dangerous and unlivable the unit is, it is absolutely baffling to me that the only response from them was very carefree and flippant, that they were willing to let this go on and flesh out for a whole month. Without any consideration, without being deadline or time-conscious to its residents that this is an issue needing immediate fix. They all deserve to lose their jobs, as me and other residents in the SAGA Columbia almost lost our lives because of their negligence. Please take your money somewhere else and do not sign a lease with them. Stay away! Trust us, as former residents of their properties who are warning you and who have been a resident at the properties owned by them, that you will experience a horrible time living here and you will be CHARGED MANY HIDDEN PREDATORY FEES. You will regret your decision. If any current or former resident is thinking about filing a legal complaint or lawsuit against SAGA Columbia or Landmark Properties, please reach out to me.

If I could give ZERO stars I would! I just learned that they charge students a 6 MONTH BREAKAGE FEE! My niece hasn't even moved into the building yet! 2+ months until her lease starts and they want a 60 day notice which is standard, BUT, they are requiring her to pay 6 MONTHS RENT to back out of the lease!!!!???? THIS IS INSANE!!!!!! I have lived in the Arizona valley for years...renting an apartment and not a single community has EVER required more than a 2 month rent breakage fee. This place in Tucson is for COLLEGE STUDENTS! aka - they are young and in school and don't earn an adult professional salary!! How dare they take advantage of these young adults trying to make their way in life by getting an education! If I would have seen that lease before she signed, I would have told her NO FREAKING WAY you are signing this and living here! What a JOKE! This company should be ashamed of themselves. Run, don't walk from any of these apartments managed by this unethical company.

I used to live at The One apartments in Miami and it was frustrating from day one. Paperwork took forever to assemble and execute, leases setup to take advantage of students, properties are extremely dirty, my deposit refund took over 1.5 months to issue (it was only issued after my persistence, but once I got a hold of the proper person, it was expedited properly [hence the extra star]), management hard to get a hold of, no one answers the phones, responds to emails (despite one or two people actually trying), the list goes on... I would NOT recommend living here, but it does have a good location, across the street from FIU.

This organization is exploitative and writes their leases to benefit solely them. They will not waive policy regardless of the situation. They are very pretty apartments, but they also take advantage of students. They also do not clean well when moving in. Additionally, many of their "amenities" are unavailable as too many people are trying to use them like the shuttle.

My son is currently leasing at Traditions 777 in Baton Rouge. Since Landmark Properties has taken over this apartment complex, they have converted customer service to AI. The phones are never answered and the AI chat bot on the website gives incorrect contact information. When I call the number on the website and press all the buttons, it goes to voicemail. No one calls back. We text the number on the website, no one responds. We went to the front desk. The worker said we could not speak with the manager "unless she did not have appointments" and we were not given the option to make an appointment. No manager has helped us. It is the weekend but there are no real humans that will address our situation. Three of the 4 units in the apartment have no AC. The AC has been fixed multiple times since July. One has been leaking from the ceiling for a month. There is black mold growing on the carpet and walls in that room. The apartment stinks of mold. This is a property management firm with no caring humans in place who can make decisions and provide assistance when things break. I am not slamming the living conditions of the property because things do break, but I am warning you to be very cautious when signing their lease agreement because if something does break down you have no course of action. It is 102 degrees in Baton Rouge and there is mold growing in a bedroom and 3 units with no AC. No one is responding to our request. Be very cautious.

This company is horrible. I leased an apartment for my daughter at The Standard Tallahassee. They are terrible. Lost mail. No one answers the phone, they can't answer and email. I can't get out of the lease eventhough my daughter no longer attends FSU. We still have to pay utilities monthly and the rent eventhough NO ONE IS LIVING IN HER ROOM. There are no utilities to pay! I even escalated this to Landmark properties. The names are Caleb Ferguson, Micah Chappel at the Standard, and Lyndsey Crenshaw at Landmark. They are all non responsive. Please, please don't rent an apartment from Landmark Properties. You'll absolutely regret it.

I would not recommend leasing with Landmark. After living in The Station for 1 year, I had multiple negative experiences with the company. The condition of the house and neighborhood was fine; there was a pothole they would not fix for a very long time however. Additionally, the houses are just cheaply made. There were several houses that flooded last Christmas due to pipes bursting. The main issue we had with landmark was our air conditioning. It was out in the upstairs of our house for 2+ months from July-September (aka the hottest time of the year). We called before move in to ensure the air conditioning would be fixed, yet they did not fix it. After calling and emailing for weeks, I was finally able to receive help from a regional manager. From then on, there was quick service to put in window units and schedule workers to replace the AC (after waiting on "owner approval"). Once the workers came, they did a poor job of installing the AC unit. This is not fully landmarks problem, but it reflects upon them as this is the only maintenance company they use. During the replacement, the workers stained our stairs, got dirt all over our walls, and made holes and scratches in the laundry room and stairway from carrying parts. Additionally, the dirt on one of the workers pants stained my white bedspread when he was checking for airflow. Landmark needs to ensure the workers are far more cautious when performing maintenance to not damage tenants property or the house. I reached back out to the regional manager to resolve these issues. He quickly sent out carpet cleaners, drywall repair, and painters. Additionally, I was reimbursed for dry cleaning. I appreciate that they rectified the situation, but after being out of air conditioning in the middle of summer after 2+ months of asking, that was the bare minimum after mediocre service. I also submitted a statement of past summer power bills to landmark to show how having no AC significantly increased our power bill. They credited our rent in the excess of average due to the additional expense and inconvenience. Overall, it was a frustrating situation, but once it was finally handled by someone higher up I received great service. Another major complaint we had was when landmark employees decided to give tours of our house without notice. They are supposed to tell us when they plan to enter the house and/or give tours. However, on our security camera, we saw an employee and potential renters just come and unlock the door. This startled all 4 roommates as none of us were home and one had just arrived home to see strangers walking around our home. Landmark needs to come up with a better communication system for this as it is a violation of privacy to enter our homes without any notice. In conclusion, I would not recommend leasing with Landmark. They do not show regard for tenants until you get superiors involved to solve basic problems renters face.
