Typical landlords, but I left my house 200% cleaner than when I moved into it. They still took $600 of my deposit for maintenance (the job that I paid them $16,800 a year to do) and painting and cleaning which they should really do anyway since it’s their house, and it’s only hygienic when someone else is moving in. One of their photos of evidence that my house was dirty is that there was a scrap of paper (maybe 1”x2”, a tag from something) on the otherwise bare and clean floor.

I've had two VERY bad experiences with property managers in Athens, one who let the property get into a shameful state and one who promised the world for months and months, never delivering, leaving me with a big, expensive, uninhabitable mess on my hands. I looked into and came close to hiring two other firms, neither of whom wanted to touch the quagmire of half-finished renovations and frankly emotional mess that I was at the time (can't blame them for that). Both of them told me to call Chris. I was hesitant to engage a second-generation, well, anything, since that usually either goes very, very well, with tons of institutional knowledge passed down, or very, very poorly, with a sort of nepo baby level of concern, with very little in between. As it turns out, we happened to have some friends in common who spoke *very* highly of him, both as a professional and as a good, solid human being, so I decided it was worth a shot. I can't say that was the best phone call I've ever made my life, but I can say it's on the short list, at least so far. Chris Joiner is a treasure, and he surrounds himself with more of the same. He understands the market in his bones like a lifelong Athenian who grew up living and breathing it, but works like an upstart with something to prove. He sincerely cares about the community and the quality of life in Athens, and endeavors to create the kind of town that we all want to live in. There is an entire project manager on staff who has taken the job in hand and has it moving forward, not just a leasing agent who's having to do a job outside their normal expertise. It's not a joyful, fun, or easy (yet), but just 3(ish) weeks into working with Dan, the PM, the whole mess feels lighter. I do not exaggerate when I say that these folks have improved my life simply by doing what they say they're going to do, delivering as promised, and generally just... doing the work so that I don't have to. This should not be rare, but apparently it is. I don't have to go behind contractors because Dan is handling quality control. I don't have to make sure things are done because Dan is checking before he forwards bills. I don't have to visit the property everyday to see if somebody is working, because things are getting accomplished, and *quickly*, and if they're finishing, they must be working. For the first time since this whole mess started, there's a light at the end of the tunnel, and it's not the train headed my way. The leasing staff assigned to my property, Daisy and Dee, is also superlative. From day one, they've been on site making recommendations and helping me make good decisions that benefit everybody -- and that includes the tenants. I want my tenants happy and comfortable, and they share that priority in a way that I have not found in my other management. They're also experienced and reasonable, though, so they can tell me when a particular upgrade or idea is one that's prone to cause problems, unnecessary service calls, and the like, so I can spend my money wisely and in a way that is most likely to create the best outcomes for all involved. I've never really understood the vitriol directed at Athens property managers, but, having had these recent experiences, now I get it. The team at Joiner is the exception to that reality, though. They have acted gracefully and fairly, with kindness, compassion, and the utmost professionalism at every turn, and that's what I want both for myself and for the tenants in my property.

Highly recommend renting from them! Maintenance is always responsive, and the properties are well taken care of. The property manager is readily available whenever you need assistance. They are also very fair and transparent with the security deposit, only deducting what is necessary. Overall, a very honest and reliable team to rent from.

My wife and I recently began renting through Joiner and they are by far the best property management company in Athens. They are extremely responsive and transparent with communication. We have worked with Lexi Seagler, who has been exceptional with our move-in and her customer service is fantastic. I can only speak for our property but it is well-maintaned and clean. I can only imagine the same for their other properties. We would recommend Joiner to anyone renting or leasing out a home!

I believe this is now my second review -- but after living at LPII for two years and having a great experience, a second (5-star) review felt necessary. As an incoming PhD at UGA, I chose LPII because it was an affordable and spacious community that was quiet, well-kept and close to 5 Points, the loop, and ACC transit. The complex fully lived up to and exceeded my expectations. Gonzolo, the property manager was always super accommodating and always went above and beyond to ensure concerns were addressed. When we had issues with counters coming up, Gonzolo showed up in person to assess the damage and personally directed the maintenance team to make the repairs. Besides this, every maintenance concern I ever had was addressed within a few days (often the next business day) with no hassles or worries. The staff always treated my apartment like their own and never left a mess or any trace that they'd stopped by. I also really appreciated the holiday decorating contexts--though we could never compete with the folks that lived in rental houses--haha. This community was very quiet (just as I wanted it to be) and I really enjoyed living around other young professionals in a community where we took care of each other and kept each other informed about community needs. I am actually very sad to be leaving this community, but I know Atlanta has a lot for me to explore as well. I'll continue to recommend Joiner for rental properties in Athens. They look great care of me for the full 2-year duration of my time with them.
