Add us to the list of former tenants who have NOT received our security deposit back and it has been 3 months since my daughter moved out. We have both emailed (no response), called (straight to voicemail and no call back) and tried to go by their non-existent office many times. NOTHING! It is actually against the law not to return security deposits within 30 days but they clearly do not care! We left the room my daughter rented, in much better condition than when she arrived but they continue to ignore our requests. DO NOT RENT FROM THIS COMPANY!!!!!!

I would give 0 stars if possible. They stop communicating with you after you move out for months to avoid returning the thousands of dollars security deposit to the point that you have to take them to court. Also, after sending emails over multiple months we tried to contact their phone numbers … straight to voicemail on all numbers provided … then we tried to find them at their “office” from the GGP official website, which does not exist. Update: After over 2 months since lease end and 1 month of being ghosted and gaslit, we officially received contact from GGP … after we filed a lawsuit for 3x the rental deposit earlier this week. Once we actually get the money (wouldn’t be surprised if we still don’t) I’ll update the review. Do NOT rent from GGP. They don’t communicate. They mistreat you after moving out. Then they only consider returning your deposit AFTER you file a lawsuit for more than the cost of the security deposit, which they especially don’t want to pay. They happen to respond lightning fast to emails once you sue them. Update 2: we received the security deposit in full finally. There was not one apology for the delay upon exchange of the checks. If you’re in the same situation as us, don’t give up and stay persistent.

Please do not rent from this "business". While we did not have any issues during our lease, they have completely ghosted us since the end of our lease and we still have not received our security deposit back and it is now 30 days past the time we were supposed to receive them. They claim they sent them but did not. They do not answer the phone, matter of fact, they want you to leave a voicemail so they can filter out the calls that they actually want to return. They do not have their office hours posted anywhere, not even at their "office". We went by there on 2 different days at two different times and their doors are always locked. They rarely reply to emails, and when they do they are just generic emails that have no helpful information and do not solve the issue at hand. They have terrible communication and keep your money, hoping that you will forget. I repeat do not rent from these people. Update: After 2 months of constant emails, calls, letters, and threats to get lawyers involved. They essentially blamed the bank for taking so long, however, I work at a bank and know that a stop payment takes one paper and a signature to complete. I can only assume the "original check" they said was sent was never actually sent. We have now gotten the checks (hope everyone else does as well). GGP said to stop by their office after 12, which we did and they had our checks in an envelope taped to the office door on the outside where anyone could have taken them. Long story short, if you haven't received your security deposit, keep trying and hopefully you'll get lucky like we did. Again, I do not recommend renting from this company if you value getting your deposit back or any communication after move out.

I’ve seen a few other people leave similar reviews. They were fine landlords through our stay but will not respond after we have left. They are trying to take our deposit and it seems my roommate and I will be forced to take them to court. Do NOT rent from these people unless you like saying your goodbyes in a courthouse

The house I rented from GGP had zero insulation which resulted in a $330 per month electric bill in the summer when the thermostat was only set to 78 degrees. I submitted a maintenance request and they sent out a handyman but it had no effect on my power bill. My electric range had issues for months and GGP kept sending out a handyman to replace parts rather than replace the faulty unit even though the handyman himself recommended for GGP to replace the unit. The electric range ended up breaking and it took them 5 days to replace it with almost zero communication from GGP. Upon moving out, I had to threaten legal action in order to get my security deposit back.

This is the absolute worst rental company I have worked with in Athens, Georgia. They never answer their phone and the voicemail box is always full. It is impossible to get in contact with them. My lease ended in July and I still haven’t received my security deposit back. I have emailed constantly and and attempted to with no response back and they are never in office. Do not use this rental company unless it is your very last choice. Save yourself the stress

Our house had an insane roach problem upon move in and was honestly disgusting GGP covered pest cost however, it should’ve been handled before we moved in. There are hole and cracks and parts of our roof that sag from water damage. We found a syringe behind the cabinet in the kitchen. Three of our windows were broken/leaking upon moving in maintenance request were submitted multiple times. people came out to measure the windows four different times and here we are a year later with the same broken windows. We had to decide if we were going to release Just a few months after moving in Which isn’t typical for Athens. We agreed to a rent increase of $200 assuming that our windows were going to be fixed and that we wouldn’t have to show our house considering we wouldn’t be moving. And that overall things would remain the same aside from the rent increase . WRONG. As soon as we signed the lease, they had people coming to take photos of the house and investors at the property. That following spring, they began showing the house which was extremely inconvenient for us and our pets. Eventually, people stopped coming to view the house, but no one ever told us of the house sold. Greater georgia properties had been maintaining our lawn the entire time that we Rented from them, however it wasn’t explicitly listed in our lease. All of a sudden they stopped caring for our lawn But didn’t say anything, so it began to overgrow. The Kudzu from the loop was reaching our house. Eventually, our new property management company that the house was sold to notified us of the sale and let us know that our lawn care would no longer be provided. There was extremely poor Communication as far as the sale of the house . Which in turn cost us $350 for the lawn to be cut in the state that it got to. Now our rent is $200 more and we have lawn care fees to worry about and still 3 broken windows

The state of the property that I moved into is absolutely disgusting. Every single door, trim, and ceiling is covered in visable grime. The company did replace a few rooms of hardwood, yet they were absolutely disgusting upon move in. The hardwood that they did not replace is so caked in dirt that I mopped JUST the living room for a full TWO HOURS and the mop water was STILL dark brown. I cannot walk around my own home without shoes on. Upon move in the lawn was already completely overgrown, 2-3 weeks later when the landscapers came they still did not cut the grass. Since then, I have been emailing this company everyday for over a week now and absolutely no effort has been made to fix the lawn. Significant roach/bug problem. Every single door and window has poor weatherproofing, its impossible to keep the house cool. I was assured before move in that the locks would be changed and am 99% sure they weren’t, as some of the doors locks/knobs are barely attached to door frame. I corresponded with this company BEFORE we moved in and was assured that the property would be clean. It is extremely disappointing to see this property so poorly taken care of and even worse that this company thought it acceptable to consider this dirty, grimey, absolutely filthy house “move in ready” not to mention the absolute lack of effort to fix any problem we have brought up. I am really worried about what we will encounter with this company the remainder of our time here considering it has only been 3 weeks.
