I’m not sure why the other reviewers said bad things about Fred’s Historic Properties, because my experience was overwhelmingly positive. I resided in the Park Place apartments. The maintenance was VERY responsive. Even the smallest request was handled the same day, the maintenance techs were very personable and polite and the repairs were quality work. They never refused to fix anything and I asked quite a few times. Pest control came regularly, even though I never had to ask for them to come. I never saw any bugs. I have rented in many places in Athens, and this was by far the best experience I’ve ever had with a landlord. The front desk office Staff were polite, professional, and easy to work with. I left the unit clean to the best of my ability, following their move out guidelines and received no charges upon moving out. This company was honest with me and upfront about everything. They went above and beyond to make my renting experience pleasant. If I could give them 10 stars, I would.

Living downtown last year for Fred's Historic Properties had been such an awesome experience and a lot of great memories. To be able to experience the atmosphere and ambiance of downtown living in such a unique setting as Fred's apartments was so rewarding. My friends really enjoyed visiting as well. The staff was always friendly, helpful and any maintenance issue I had was handled promptly. I also received a full security deposit back as I made the effort to go by their provided move out checklist. I would highly recommend renting from Fred's. There's nothing like living downtown for at least one year of your college career.

We were so in love with the apartment Brooke showed us and we were in a very tough spot basically being homeless. Brooke and the rest of the crew made us feel like family. We signed the very next day and have yet to regret it. They’re very kind, quick to get back to you, and so so friendly and knowledgeable. I would highly recommend renting through them if you can. I wish all property managers were this easy to deal with!

We lived in one of Fred's Historic Properties for 2 years. We needed maintenance help a handful of times and each time the issues were taken care of in a timely manner. The property was cleaned by a service the day we moved in and had been well maintained by the owner. We always paid our rent on time, kept the property in good shape, and had it spotless at move out, so therefore will be getting a security deposit back without any problems. If you follow the guidelines in your lease you won't have any problems either!

Have loved renting from Fred’s. Maintenance staff is quick and efficient whenever needed. Brooke and Diana at the office are so helpful whenever I call with a question. Much better experience than other rental companies I have leased through in Athens and would recommend them to anyone!

DO NOT SIGN A LEASE WITH THIS COMPANY!!! I wish I could leave a review with 0 stars. Chris in particular and Alyssa are incredibly rude and unhelpful, Chris talks over people trying to make complaints and frequently says that things are, "not my problem," when, contractually, they are. Fred's will charge you RIDICULOUS AMOUNTS at every turn. DO NOT RENT FROM THIS COMPANY. There are other companies that lease downtown properties that have truly wonderful tenant support and services. This is not one of them. The tenants that moved out before we moved in were asked to pay $1700 in damages, a charge that hd no basis. They did not pay them, and you don't have to either. If you have already signed a lease, be ready to watch this company (and the amounts that they are trying to charge you) like a hawk because they lie to try to make a profit off of unsuspecting college students. Again, unless you want to be charged a ridiculous amount for subpar tenant support an services, live in a property that is not maintained, and be made to feel less than human by the staff, go with another company. The location is honestly not worth the horrible experience you are about to have. Heed my warning and the warnings of others. Fred's is crooked and should not be trusted with your money. My roommate was walked in on naked during a tour, and had to ask the guide to leave several times before she would exit the room. Tours are run on an, "anytime between 1:00 and 5:00 basis, three days out of the week with unimpeded access to rooms." Maintenance has used our personal property to make repairs, without our permission. We had a leak in our roof, by no fault of our own, and maintenance refused to fix it. Chris is the single rudest person I have ever had the displeasure of dealing with in my life. Not only is he rude, but he is disrespectful, and aims to make tenants feel like they are inferior. Additionally, tours are not watched when they are brought into your apartment, I have had people leave lights on, move my person effects, walk on my bed, and unplug electronics while under the "careful watch" of Fred's. If you value your time and money, take your business elsewhere. Fred's is a disgusting excuse for a rental company, and something needs to be done. Additionally, the property manager, Kasi, is a condescending and rude human being. All around horrible service, this is an example of the condescending language you can expect to see in emails if you have problems (the whole email was actually quite long, and I was not treated like a human) , "But guess what? We are kind, and understanding, and want to help you, so we are not doing any of that at his time. I am quite positive that is what you call excellent service, but if you disagree please let me know." I would not recommend living here, especially if this is their definition of "kind and understanding." Save yourself the hassle and live a little farther out. You'll be grateful.

DON'T SIGN A LEASE WITH THIS COMPANY Should be able to give 0 stars. On move in our apartment looked like it hadn't been cleaned. On move out it looked spotless. Some really shady things go on at Freds Historic offices. The books need to be looked into. On move out we were told that our apartment was the cleanest they have ever seen and they marked everything down and clean and good. However 30 days later they still charged us for baseboards and 250 for the living room floors. All damages to the living room floors were marked by Freds staff after the tenants previous to us moved out. However they still found it reasonable to charge us. The tenants before us were charged for the living room floors and FHP made no repairs with the money. They then turned around and charged us for the same floors. I went back to the unit because I know the current tenants and nothing was done about the floors. Freds Historic Properties should be shut down! The properties locations are amazing....too bad they are ran by a money hoarding incompetent company that puts their customers last. Worst experience I ever had. In order to keep their Google review rating from being a 0 they have to make their own reviews. Fred Moorman the owner made one of the 5 star reviews. Actually look at the tenant reviews and you will not find any higher then 1 star.

RENTER BEWARE! I sincerely hope that anyone planning on renting an apartment with Fred's Historic Properties reads this email before signing a lease. There are a few main issues here: (1) Old buildings + years of heavy use = tons of problems. These buildings are historic properties. They are extremely old and things WILL break all the time. The windows and floors have been haphazardly cared for by other college students for decades, but you are certainly going to foot the bill at the end of your signing period. When things break, Fred's is incredibly slow dealing with these problems. Broken window? Leaky bathtub? Don't expect it to be fixed for at least another week. (2) You are going to be charged exorbitant rates for simple cleaning fees after your lease is over. Forgot to empty the lint trap in the dryer? Fred's just took $20 out of your security deposit for about 30 seconds of work. Forgot to read the fine print? Yes, you will lose at least $100/person no matter what for "cleaning purposes." (3) The business owner is too stingy to buy his own FHP office, so he runs the business out of his dental office. Yes, you will go often into the Fred's office and speak with someone wearing scrubs. This is beyond unprofessional and shows just how far this organization is willing to go to cut corners. (4) Building maintenance and security is virtually non-existent. Sometimes the trash won't be removed for days at a time and the whole hallway will reek of trash and mold. Also, get used to random people entering the premises because they remember last year's building code. All in all, the actual apartment I rented from Fred's was awesome, but it came at the cost of dealing with a company that takes advantage of naive college students. No matter how much money you are paying to rent this apartment, go with a safer option, better amenities, and people that actually care about their tenants. EDIT: Also, the "review" from Fred Moorman below is a sham. Fred Moorman is the owner of Fred's Historic Properties. The claim that some "friends" are mugged on the walk back from downtown seems more like a scare-tactic than savvy marketing.

This place sucks. I am surprised it is still running. They are very unprofessional and their building is disgusting. I waited a hour to see an old man with tons of fake gold jewelry to see me and when I finally was called back I was sent to dirty dusty room in the back. A dusty room with a dim light. When I got there the "thug doctor" barely looked at me/face and told me right away I need acne pills when I said I was not sure I wanted to take medicated he said I think you should and walked away. His assistant 20 minutes later handed me 4 steroids and I had to go back to the dusty computer assistant to ask when the next time i should come back. Which I never did. I am still shocked that place hasn't shut down. Disgusting horrible experience
