I would give this place negative stars if I could. Do not move here!!! I lived here for two years. The place is absolute garbage, the owners are garbage and the so called "maintenance" people are garbage. Everyone is rude. The houses are all in need of serious renovations and repair, that they will never do. They are full of roaches, mold and mildew. The appliances are very old and barely function, the plumbing is crap and the floors are caving in some spots, as well as the ceilings. They WILL NOT fix anything or even attempt to. It'll take multiple calls and months to even get a maintenance guy out there and if they come, they are angry and impatient and will just tell you that they have to order parts and come back but they will never come back. The pool is dirty and closed half of the time because they can't keep it clean. Its just terrible and should be condemned, honestly. If you like mold, bugs, puddles of leaking water, toilets that slide everywhere, outlets that do not work and rude owners, this is the place for you! Also, they raise the rent every year, without making any changes. Also, the review under mine by Madison Cape is the owners daughter. The photos attached are of my backed up sink the day I moved in, it backed up every day, they never fixed it. Then the air filters that they changed ONE time in two years, even though it was in my leasing agreement that they would replace them monthly. Then the mold, the oven door that fell off that they never replaced, the multiple broken slats on the back porch, even though they said they were going to replace all of those boards shortly after me moving in, the water bucket under the kitchen sink that we had to drain multiple times a day because they would not fix it. Broken cabinets, unsealed doors that let bugs in. Just dont move here π€·ββοΈ

My husband and I moved into a unit that was clearly not cleaned or properly prepared β it was infested with roaches from day one. Despite multiple complaints, the infestation continues, making it extremely uncomfortable and unsanitary to live here. Management, has been passive and with limited help throughout the process. The maintenance team is generally unreliable and slow to respond, with the exception of the older white gentleman, who is the only one who seems to care or take initiative. Residents deserve clean, safe housing and competent management β unfortunately, Willow Mist falls far short. I would not recommend this property to anyone.

This place is beautiful and is run by a great family. The apartments are very clean and up to date for such a good price for rent. Very quiet neighborhood with great amenities. Definitely recommend talking to them if you are looking for a place to live in Athens GA!

I couldnβt be happier living here!! It is such a quiet and peaceful neighborhood like community! All the other residents are so friendly and quiet! I also love being near everything Athens has to offer while being tucked away in such a quiet community! I feel very safe here and have had zero concerns with other residents! The property also just had some new renovations! They repaved their road and added a dog park that my dog absolutely loves!! I have no plans on leaving anytime soon! I would definitely recommend living here!

Doooo not move into there homes they have mold in them and tons of bugs and they will not fix anything if you ask no matter how much you beg and they will over charge you for everything and lie about it this is the worst place I have ever lived and they have the most horrible office staff I had to use a lamp in the kitchen for 7 months I begged for 10 months to have the roof leaks fixed and the pest control sent out and nothing nobody is ever in the office every neighbor I had said the exact same thing there places had mold and was infested also ...the first year I was there it was amazing they had great staff that took care of everything and got stuff done..I got attacked by a pitt bull and the owners did nothing about it besides called me to see if it was the lady's dog that was suing her then it took 2 months to even find out who it was I had to throw away over $10'000 of furniture and extra stuff away and also had to have major surgery because of the mold that made me sick they raise your rent every year the place I was in was made to look nice when I moved in but the whole place is shifting extremely bad and should be torn down..if you value your health and your property do not move into here ..

Willow Mist is by far my favorite place that I have ever lived in Athens. The community recently went through a renovation from top to bottom and it is apparent the owners really care about the community. I see them almost every day, responding to calls, working on units that are being renovated, or simply walking the grounds to keep the community looking great. Each unit is extremely spacious and feels like your own home. Every unit has a nice front yard and back yard area. My wife was thrilled to be able to have a flower garden. The floor plan is awesome and the wood burning fireplace is a huge plus in the winter time. Not to mention, the location is convenient to shopping, dining and entertainment, but is secluded, which makes the community feel safer. There is an on-location safety officer, which also makes Willow Mist safe. In my opinion, Willow Mist is the perfect community for small families. I have lived all over this town and I have never been as happy as I am at Willow Mist. Finally, the price is the best part of all. Nowhere in town will you find units that feel like your own home with the convenience of community living for such an affordable price. My wife and I refer to Willow Mist as "Athens Best Kept Secret."

It a really nice place and I'm sure the owner has put a lot of time and money making it nice but the manager is rude and cussed at me for letting my dogs run free to the dog park. And made threats about calling the cops on me.

I lived at Willow Mist for nearly 5 years and was sad to move. I always felt safe and any concern was immediately dealt with. The owners treated their residents as if they were family. When we had a baby girl, the owners were sure to make sure we had everything we needed and made us feel as if we were extended family. My neighbors were always respectful and in 5 years, we never had any issues. The reviews speaking about lack of maintenance concern and owners not caring is baffling to me. I strongly believe some people will never be happy. I know for a fact my neighbors would say the same about their experience at Willow Mist!

I was a tenant for 3 years. Started off great, but the landlords are slow to respond to concerns. My living room flooded on several occasions and they didn't bother to fix it until the month when I was preparing to move out. Then I asked them to do a walkthrough, but hey failed to come by or even leave me a checklist to go over before moving out. Then after moving out they charged me $150 per room for painting when the lease agreement stated that I would only be charged $50 per room. I tried contacting them about the deposit, but they refuse to answer me. Very bad business practice.

Willow Mist's owners, the Kittles, are very friendly and seemingly kind people but kindness only goes so far. Their apartments suffer from a myriad of issues, chief among them being communication. 1. Communication with the Kittles themselves or their apartments manager is difficult at best. They are slow to return emails, phone calls, or any other form of outreach, sometimes taking up to a week or requiring multiple calls before they get back to you. 2. Unclear/Unfair lease agreements. My move out inspection form was given a perfect rating and described as "immaculate" in the words of the manager. However, I was then subsequently charged a $125 for a cleaning fee. When I reached out for clarification on this charge, I was ignored. There is nothing in the lease regarding mandatory fees or anything beyond the expectation to leave units in the condition they were received in. This is shady business practice at best and dishonest at worst. 3. Maintenance is a joke. The maintenance supervisor is quick to dismiss issues as "unfixable" or decide additional time/tools are required only to never return and finish the job. For example, a component of my fridge was broken for the entire duration of my 12 month lease and it was not repaired in spite of the multiple maintenance requests I submitted. In the event that maintenance was "successfully" completed, that usually meant an unprofessional and jury rigged solution. Don't expect ANYthing to ever be repaired to decent standards. 4. Pests - the entire complex is in a heavily wooded area. Get ready for cockroaches, centipedes, etc. Your house WILL be home to insects, regardless of how clean you are. 5. Appliances are extremely out of date. The AC/Heater alone had to run constantly just to maintain the temperature at 78 degrees. This was uncomfortable to live with AND costly - expect your utility bill to run upwards of $100 on a regular basis, regardless of the season. I honestly would have been willing to overlook much of this (and the other issues I'm not mentioning here) in exchange for some decent communication and honest business. But it's obvious that management won't take time to talk with the residents and further obvious that maintenance doesn't respect tenants enough to even perform a sub-par job on anything. Those two factors alone drive this review - everything else was just fuel for the fire. 0/10, do not recommend, save yourself the time/effort - find someplace better.
