This place is horrifying. I lived here for 7 years. The last 5 were pure hell. Worst cockroach infestation you can imagine. Literally 1000s of them. I'd even get them in fridge. Spraying does nothing since the entire complex is infested. Loud, rude and noisy neighbors. My immediate neighbors were drunk and loud 24/7. Management does nothing. Called police about 5 times. Dog poop everywhere. No one picks up dog poop and most pets are not even listed. Was tolerable my first year when rent was 480. Has gone up to 800 since. Avoid this place like the plague. Living in your car may be a better option.

They have sent me to debt collection with TransWorld Systems Inc, and I have never even seen this apartment complex. They say I owe over $6,000 for sometime around March 2024. Judging by the marvelous reviews and my own experience, I would say it is likely best to avoid this apartment complex.

I moved to University Garden from out of state and was very pleased with the office personnel. They were very helpful, sent lots of photos and made me feel secure in my decision. Once I moved in I continued to have a good relationship with the office. I had a maintenance issue that did take a few days to rectify but the apartments have some age, so some things are just not a quick fix. I will say that maintenance overall responded well and cleaned up after themselves. It is not a new property so do not expect it to be for the price and age. I do call it home and it is so convenient to everything. Overall happy with my choice.

I know this is long, but this is very important to read if you are considering living here. Before I go on, please be aware that practically no apartment or community will ever get rated 5 stars honestly. Be wary of waves of 5-star reviews, as management companies do not shy away from attempting to tip their averages higher by offering benefits to their tenants. I don't need to talk about the roach infestation, the foul-smelling hallways, the incompetence and disorganization found in the offices, or the seemingly non-existent screening process that the management supposedly employs for applying tenants. I have two words for you: Bed bugs. My girlfriend and I lived here for two years and really weren't incredibly bothered by the lack of cleanliness of the complex or some of the items mentioned above. It was an insanely cheap place to live and we knew there would be severe drawbacks. It was halfway through our second year that something that was supposed to be amazing happened: we were going to get a new A/C unit (the other one could barely keep the 1-bedroom apt cool enough to not sweat). One week late, but still very welcomed, two gentlemen arrived one afternoon to do the installment and remodeling. They were cordial and--even though it was painfully obvious they had absolutely no idea what they were doing--very nice and we were happy to have their services. I talked to him about the delay and he said we were the last apartment to get the new model (I get it, we were on the top floor) and that they actually visited a great deal of the apartments that afternoon to put final touches on the units. They finished up, leaving noticeable gaps around the unit that rendered the new A/C somewhat useless, and two days later my girlfriend woke up with red, itchy bumps on her back. We were in denial. Neither of us had slept or even laid down anywhere other than our own apartment for weeks, and here were were with bed bugs in our apartment. Better yet, it was brought into our home by apartment maintenance workers. I reported this to the office to which I was told I could not prove my case. Ever had bed bugs? You have to throw away *everything* that is made of cloth or is encased in a similar material. That is, unless you would like to seal it in a bag for at least 1 year to be sure all the critters are dead. In addition, we had to stay in a hotel while a professional exterminator took care of the apartment--having to remove light switch covers, treat even our framed wall art, etc. Of course, the apartment paid for at least some of this? Absolutely not. If I were to guess--with the hotel room and the exterminator, and not to mention the sheer stress of it all--we spent about $700 to fix a problem caused by the complex. More importantly, that number doesn't reflect the money needed to replace clothing, bags, and furniture we had no choice but to throw out. All that being said, let me remind you that I am not going into detail about (as stated above) the roach infestation, the foul-smelling hallways, the incompetence and disorganization found in the offices, or the seemingly non-existent screening process that the management supposedly employs for applying tenants. Do not live here. You will regret it. If not for any reason stated here, then another will arise.

I do not want to go all negative, because there are some very nice and professional people working there, I really like the area and how well the outside is maintained, but unfortunately it was not at all enough to keep me there. I can only speak for Lexington Tower, as this is where I rented. The roaches were everywhere. EVERYWHERE. I called pest control every week, I sprayed and tried so many roach remedies myself, I developed some weird sort of OCD trying to keep the apartment so clean and free of anything that might attract them but nothing worked. I am honestly still a little traumatized after the last year of living there. I really appreciated the management investing money in fixing the potholes and parking lots outside, but honestly your first priority for investment should be a massive pest extermination in that building. The outside can look gorgeous, but if the inside is unlivable it's everybody's waste of time. Secondly, the maintenance is one of the most unprofessional groups of people I have ever had to deal with. I completely understand that problems will arise, when you live in an older apartment. You get what you pay for, BUT I am not exaggerating when I tell you that every single issue took several weeks to resolve (even something as simple as a leaking faucet), and involved me pretty much having to call the front office every single day and beg for them to send someone to me. I was told that maintenance was so very busy, while I could see them chilling outside smoking cigarettes for an hour. A leak from an upstairs apartment , that caused my living room wall to mold and start falling apart took over a month to fix. A leaking water heater that increased my power bill 2 times - no one was even bothering to fix it, until I called for a millionth time telling them how much my electricity bill was. Overall, my first year of living there was completely fine. No roaches and no maintenance issues. But once all of those things started to happen it was such a frustrating, upsetting, time consuming, expensive experience that I had to leave.

I've been living here over a year and I love it. There have been little problems like bugs or leaky pipes but if you call they get it fixed fast! Also, all of the staff are so sweet. I'm very happy that this was my first experience with an apartment complex because it has been the absolute best!!
