Honestly, I really liked living here. The complex is safe, the area is incredible- UGA Tate Center is a 20 minute walk away and the immediate area has shopping, restaurants, and services. The staff is super friendly and hospitable. You do get many of the drawbacks of a budget-friendly place in an otherwise high-end area, but the affordability is excellent for those of us on a limited budget. I especially recommend it to independent grad students with stipends -with or without roommates. If you're a UGA student with a lot of computer work, The ACC library next door can be an excellent place to do school work without having to go to campus. There is a direct bus to Tate center, Milledge Avenue and Five Points are really close, and walking the back roads of the Five Points area can be very relaxing. Neighbors are pretty chill. If you are looking for a budget friendly place in a walkable area near UGA, Five Points, and convenient to shopping, I highly recommend this place.

If I could give negative stars, that’s what they’d get. We’ve lived here over a year and every minute has been hell. Management NEVER calls back (even when you leave messages and email), there are so many bugs in the apartments, the contractors they hire only do half the job, the apartments smell because of neighbors neglecting their apartments. Just last week the cops had to come (picture of the 7 cop cars that had to come!) because a resident pulled a gun on someone, I do NOT feel safe here. Do yourself a favor and stay away!

Do not move into this place. We lived there for three years and had CONTINUOUS problems ranging from bugs to plumbing to appliance issues. Maintenance does the best they can but they need to hire professional licensed people who know what they’re doing. Not to mention, BED BUG infestations out of no where annd then take two months to have someone come out just to wait another month for them to schedule treatment. And they still have the audacity to charge you almost $1100 for rent. We moved out recently and they charged us $1000+ for fees after moving out. Just do yourself a favor and do NOT move in here. It will cost you more than your entire check. Might as well say goodbye to your mental health as well too.

I would run!! This is one of the most unprofessional offices i have ever seen. They never answer phone calls AND FOR SOME SCAMMING REASON THEIR PHONE NUMBER CHANGES EVERYDAY. and make no mistake they know who is calling and THEY CHOOSE NOT TO ANSWER. Customer service isn't in there vocabulary. I would call everyday just to get told different things by different associates. First it was sam' then Tina's then Cheyenne. It took WEEKS OF ME CALLING. To get any kind of update on my application and this is a extremely low quality apartments they showed me one apartment they they just painted over everyrhing and the paint was bubbling up. I RECORDED EVERY CONVERSATION I HAD WITH THEM. some one named sam told me they would call me back never did then Matthew said the same thing when I followed up lol NO ONE EVER CALLED ME BACK. THEN YOU WONT RECIEVE A REFUND UNLESS YOU FORCIBLY ASK and they can take up to 2 months lol I will be taking them to court though just to waste their time like they did mines if my refund isn't back in a month again which is ridiculous to wait that long. Please listen to every review on here and do not move here if you appreciate professionalism, cleanliness, each building has 100 year old carpet that hasn't been changed at all it smells horrible in each building.

DO NOT RENT OR LIVE HERE!!!! Management is the worst, maintenance is absolutely lazy. These people don’t care about you what so ever. They cut water off without a warning sometimes, nobody wants to answer the office phone to avoid issues they have to face. They evicted someone, moved all their things out Thursday at 11am and all the junk freaking SAT THERE until Monday afternoon. Absolutely lazy people. Worst place I’ve ever lived and will NEVERRRRR recommend this place to ANYONE.

I have lived here over 15 years and the last couple of years there have been many improvements. I do want to mention Mike in maintenance and his crew. They are excellent! I hope the increase in rent will be used to improve living conditions.Tina and Sam make up a helpful office staff. I am also impressed with Cheyanne that is in management with the apartments and does her best to make sure rules are followed. Rules are for the benefit of everyone living here. Unfortunately many people think rules don't apply to them and there lack of respect for others is beyond what I consider respectable. I look forward to the complex making more improvements!

Cheyenne Houttin is the best Asst. Manager this complex has ever had. She is responsive to issues and proactive to prevent things from becoming an issue. Cheyenne truly understands the meaning of customer service and appreciates the residents. Before Cheyenne, if you called the leasing office, the phone would just ring and ring. Then when you walk down to the office the workers were just sitting there and the phone was still ringing. Now someone always answers the phone. You are always greeted with a smile. Tina, Sam, Lesha, Andrew, Tony, Jackie, and Greg you all are appreciated tremendously!! The grounds are always beautiful and free of trash. Maintenance is very knowledgeable and they fix it right the first time! The custodian who cleans the common areas, thank you because adults should be cleaning up behind themselves and their children/pets. Lesha, I use to think that you didn't care and weren't a good manager, but I see that you just needed a good supporting cast!!! Lesha you are a great manager now that you have good people assisting because it is a team effort.

The ladies in the office are very nice and helpful. But maintenance isn’t the best. They paint over everything, there was a noodle stuck to my kitchen wall & I don’t eat ramen lol. Also they painted the door which made the knob stick in the door. Then they told me I broke and he didn’t want to come fix it. I wish I never signed this lease.

I’ve only just moved in this week but I already feel at home. The ladies I’ve had the pleasure of going through the process with have been so kind and accommodating to me that I had to recognize their hard work. Cheyenne, Sam, and Tina Tina have made me feel incredibly welcomed despite all of the work they’ve been juggling (I can only imagine how hectic it is). They either need more staff or raises (probably both). I’m blessed to be in a community that is as considerate as they are and look forward to the rest of my stay!
