The houses are nice and the amenities a great but I still can’t give this place any higher than a one star. The parking situation is terrible, there’s little guest parking and for the money your paying to live here you should get a parking spot right infront of your house but instead you may get a spot 300 yards away from your house. And that’s if you even are able to get a regular spot, when I moved in I was told there was no more regular parking spots and that I would have to get a parking garage (that my truck won’t even fit in cause it’s the size of a closet) that cost 45 a month instead of 45 a year like the normal spots. So right now I’m paying for a parking garage and having my friend who’s car will fit in it park in it while i park in spot.also this place is going to nickel and dime you as much as they can, you’ll see random fees that make no since in your account balance and if you ask about it they’ll just say it’s apart of the retreat’s policy or somthing. Pretty much don’t live here unless you have a bottomless wallet and don’t mind walking in the rain to your car.

Here's an honest review, covering both the positives and negatives, so you know exactly what to expect. I'll start with the good points. This place is impressive at first glance, and if the first impressions were what you lived with, it would be great. But it isn’t. (Also, check out my tips below) Pros: The pool was a great highlight…when it was open. Unfortunately, it was frequently closed. In addition, the wristbands they give out do not help much in keeping non-residents out of the pool. My first year living here was great, but to me the experience declined significantly in the second and third years. It appeared that they catered more to getting new people in rather than their returning residents. I really liked having a two story apartment, it gave me the sense of having more space. Cons: As I mentioned before the amenities were often out of order. The majority of the office staff was consistently unhelpful and seemed annoyed when asked questions, often claiming the manager was unavailable (which was a frequent occurrence, just like the broken amenities!) On the other side, the maintenance team was great and very helpful. The other staff could learn a lot from those guys. Parking, like the other reviews say, is a nightmare. It seems like they could do a system where your parking spaces are in front of your unit, rather than spread out all over the complex. Lawn maintenance as a positive was frequent. The con on that is they do it early in the morning, but if you like getting up early that might be a plus for you! Move out inspections can be frustrating. I was used to apartment complexes stating what you owe at the conclusion of the inspection. This place does not do that. I had a move out inspection confirmed via email, but when I got there, they did not seem to know about it. When I called after waiting, we had to go down to the office to show them the confirmation. Out of the three places I've lived, this place gave the best first impression. I thought I was going to really enjoy it here, and I did for the most part. Although the other places I lived weren’t as impressive at first glance, this place would be my lowest ranking of the three. Tips and Tricks for Living Here: - Get everything in writing to help you remember every conversation. It is best to do everything in email. - Timelines that were presented were often delayed. Quarterly inspections often exceed the estimated time allotted, sometimes by weeks. - When it comes to move out, they will “estimate” the last two utility bills. Me and my roommates had pretty much moved out for May/June/July. But we were charged based on if we were living there. - Be aware the prices do fluctuate after people sign leases. Be on the lookout for sales.

My experience here was great for the most part while living on property; however I DO NOT recommend living here. After moving out this summer, they charged us move-out damages worth more than a month of our rent. We were three graduate student girls who only lived there for 9 months and did not stay at the house much in the first place. In undergrad, I lived in an old house in Athens rented through Landmark, and we were charged 1/4th of the move-out damages after living there for over three years. I actually recommend living at the other Retreat (Retreat South) - they were really great! Retreat on Milledge's management has blocked me after I sent one email and will not acknowledge any of our submitted disputes or phone calls. We have clear proof in photos and videos that the carpet was the same as when we moved in, but they still have charged us hundreds of dollars for carpet replacement in the entire house. And the carpet charges are only the tip of the iceberg. Tenants should not have to pay for wear and tear just because you decide it is time to replace things. DO NOT LIVE HERE unless you are willing to pay massive move-out damages.

I have lived here for the past three years, and for the most part it's been a good experience. However, guest parking has been a consistent issue for the last three years. It has been addressed multiple times and no solutions has ever been given. I also have not enjoyed that various clubhouse and Pool deck amenities have been broken or not working for extended periods of time ( I don't think the hot tub has worked since the beginning of my second year here). Otherwise, the complex is kept in very good shape and I have had really good experiences with the maintenance team members while I have lived here (especially Mr. James).

Parking is absolutely awful. for what we pay to live their half the stuff doesn’t even work. the massive fees they give you for the tiniest stuff is actually ridiculous. Most of the people who work in the office don’t really help you and try to give you whatever excuse they can to get off the phone. plus the biggest thing is the random house checks they will give one tiny knock and just walk in. sometimes they won’t even knock. The gate codes never work.

they incentivize things when you go on your tour they don’t even have, for example the night shuttle that would take you to downtown and they incentivize it on the flyer and everything. But when me and my friend tried to use it on Thursday night when they said it would be available, it wouldn’t let us track it and we see the shuttle completely shut off with no driver inside, so me and my friends had to spend money on ubers which already was annoying given the distance from here to downtown. It is especially frustrating having to spend money on ubers when we were told there would be a night shuttle. The girl at the front didn’t even have a schedule for it at all and didn’t even know when the schedule would start, when people start go sign the lease, that is one of the reasons why and for no shuttle at all is especially insane.

Fine you for anything and everything. they do random house checks and just barge in to your room with no warning besides one knock as they walk in. Pool has been closed along with the entire pool deck for over a month & zero guest parking. i am not living here again and will not recommend it to anyone. it is so far from campus as well and gate codes never work for ubers or even personal use.

There are many good things about living here, but also bad things. For the price we pay for rent, the bad outweighs the good. First, there are constant issues with the amenities being broken or closed. A big reason people live here is for the pool and grills, but the retreat decided to close the pool and grill area for a month when it got nice out, when it seems they could’ve done the maintenance during the winter months. Parking is also an issue as there are barely enough spots for residents, let alone guest spots. The cottages are nice and the maintenance staff is very helpful and fast, but it doesn’t make up for how much we pay in rent.

Someone literally got their house broken into. It’s not safe here at all. UPDATE- worst decision you’ll make living here. still having numerous issue with being locked out, no parking, as well as maintenance sitting on my back porch. POOL IS CLOSED FOR A MONTH right during spring so that no residents can use it. Paying to live in a place like this is crazy. I have lived here for a month and am already extremely displeased. I have called and left a complaint in which the complex never got back to me on. Our air conditioning has been broken the entire time we have lived here. We have had to evacuate our house on multiple occasions because of our fire alarm going off due to our AC releasing a gas. The parking is absolutely horrible. There is no guest parking and even if you pay for a spot, most people do not care and will park in your spot anyways. The gates were not working for a short time causing me multiple lock outs. My roommates and I were also charged for the last years tenants damages which thankfully were taken off after days of deliberation. Aside from these issues and the millions of emails they send, the actual house itself is okay.

I am disappointed in the lack of regard for residents who signed a lease in advance. I understand discounting units in order to get them sold however, it feels like a slap in the face to residents who signed a lease in advance. Seeing constant ads about the same lease I signed being offered at an extreme discount doesn’t help.
