Please do not live at The Reserve. I am a current resident and have a long list of issues we have experienced in just the first few months: - flooding issues - horrible management - bugs - maintenance issues Allow me to elaborate. Flooding issues: The first week of living here, an AC unit was dropped on our water line and caused extreme flooding in our apartment. I know that this is nobody's fault, but the way the situation was handled is where we have issues. The maintenance is done through a third party meaning the managers of the reserve have no idea what is going on. We were promised by Melissa, one of the managers, that she would come assess our apartment to ensure it was livable during repairs from flooding. She never showed up. We lived with 12 high powered fans that blew 119 degree air with 17% humidity for 5 days. We were instructed to turn our AC to the coldest setting to combat this. The fans made our kitchen and laundry room impossible to use (I got my hair stuck in a fan each time I tried to do anything in the area). When the fans were finally removed, maintenance took another few weeks (after telling us they would be finished in a few more days) to rip up our entire living area and repaint ceilings. The work that would be done was NEVER communicated with us. We would come home to our furniture stacked in a pile, personal belongings (such as my vacuum) left in the sink, lights on in rooms we don't go in, and so on. It was miserable to say the least to live here for those weeks. Horrible management: Once the maintenance for the flooding had concluded, we requested a well justified reimbursement for rent and power. Our power bill for that month was $326, as opposed to our estimated bill of $86 for this upcoming month. Instead of awarding us approximately $60 per resident that would be the difference in these costs, they sent us $34 a person, with no explanation of where they got the numbers from. We sent detailed outlines and graphs of how the power bill was driven up by maintenance and why we were requesting more of the power bill to be covered. After over a month of a headache from the flooding and the back and forth, all management has to say is they're "sincerely sorry about our inconvenience." The only credit aside from the $34 per person for power was a $200 rent credit. That is not even a third of our rent for over half a month of flooding maintenance. Bugs: We've seen quite a few roaches in our time here. We called maintenance to spray and saw a bit of an improvement. Buy raid. Maintenance issues: after all the work they did, they still managed to leave things worse than they found it. For example, they put our storage door on wrong and the bottom hinge is backwards! I can't make this stuff up. Key takeaways: - don't live here if you want a solid management team that is understandings of issues their teams caused - don't live here in general

My daughter moved in August 2025. We are very disappointed! We were told the furniture was all new and what we got is nothing like what we were shown. We were told unit had a garbage disposal- it does not. The furniture is all damaged. The ceiling outside is destroyed/ falling in and exterior lights don’t work( huge safety issue!!) we were told at move-in since all of our damage was torn and damaged that they would supply couch covers and chair covers and we are still waiting for those over a month later. The ceiling outside we were told with some bigger repair that needed to be approved and we have no timeline as to when that will be fixed. It is a huge safety issue as the light right outside of their apartment is part of the ceiling, collapsing and not working. Also the gates easily allow 3 to 4 cars to come through so the gate is not very secure. My daughter has also seen lots of roaches in her apartment. Don’t live here! Very disappointed at the quality of the apartment and the responsiveness of the management staff.

Please do not consider renting at The Reserve at Athens. We moved our son in as a sophomore earlier this year. The apartment is filled with mold and management is completely unresponsive. As it stands today, the apartment shower door and bathroom mirror are stored in the living area, the plumbing in disarray, and no plan to move forward. See the pictures. It’s been a mess since the first day. Don’t waste time talking with Monica. She is excuse central, and can’t deliver results. Talked with her a week ago, and nothing. Please stay away, this apartment complex is disgusting, and rather than caring, they are quick to say, “we can find someone to rent it…”. Please don’t fall for the lies and bogus answers. Just look elsewhere… NEW UPDATE AFTER THEIR RESPONSE: And, then offering to talk further, The Reserve at Athens continues to be non-responsive by ignoring the email sent to the address they provided. Stay so far away you don’t even consider them.

the only reason theres one star is the front desk ladies are very sweet. this place was so awful to live at. the price is so high for what you get, and they just let me have a hole in the wall that let roaches in for almost my first full year living there. i just assumed they couldn't do anything about it, because they had seen it when i called maintenance for other issues, and its just how my apartment came. maintenance would bang on the door then just come in, which is scary for a group of young girls. itd also be scary how many times it woke me up because maintenance came in the early morning. a lot of times they also mow the grass or stuff consistentally in the morning and you couldn't sleep in. i had a huge cockroach issue my first year living here. also, the gate to the apartments was broken for about two months and recently our wifi was gone fo a full week. if theres such a price tag, it really feels like the place should match. id really reccomend living someplace else.

They sent me a 40-page lease agreement to sign, and when I pointed out a clear typo (12 months instead of 7), they told me to “just sign it as is” and said they’d fix it later. That’s not how trust works. They don’t trust clients enough to use a simple lease but expect blind trust in return. Every concern is dismissed with “Sorry, that’s our company policy.” To me, that’s a red flag showing unprofessionalism and lack of respect for clients. After reading other reviews, I’ve decided to stay away from this company.

PLEASE IF YOU ARE CONSIDERING THE PLACE READ ENTIRELY Firstly I urge you, reader, to go through all the reviews of the place and try to estimate the true rating of this establishment past all the suspicious amount of bot-ish reviews praising "carson" and other random irrelevant/unhelpful 5 star reviews. Living at the reserve has been a miserable experience. In initial move-in during the summer heat, cockroaches would appear regularly and dead ones would show up in the pantry or under my bed. I did live on the ground floor for consideration. If you are a student there is only one Athens Clarke County bus that goes to campus and it can somewhat unreliable on timing and may increase your commute time unnecessarily In my less than a year living here. 1. Dishwasher started leaking 2. provided tv stopped working 3. wall outlets fell out 4. toilet constantly runs 5. Shower water goes cold fast and smells off putting 6. Property gates are broken and are always open 7. The dryer will take multiple cycles to work The maintenance guys are invasive and brutish. Other reviews of them are no exaggeration. Please read those but most importantly are the SECURITY ISSUES MY MOTORCYCLE WAS STOLEN from the parking lot, and despite the cameras at the gate and an official police report/investigation the office did nothing to support or help. Residents Ive spoken to have had their door bashed and kicked in. and the cherry on top is a random 9 dollar monthly credit report fee i have to pay along side my rent here's a picture of my recovered mangled motorcycle listed on a salvage auction site. Consider other options before the reserve.

THE MAINTENANCE KEEPS LETTING MY CATS OUTSIDE ON MULTIPLE OCCASIONS!!!!! They have absolutely no respect for privacy, time management, or well being of the unit. The office started repairs that we were not made aware of in the slightest and a maintenance team entered our unit unannounced and proceeded to tarp off my bathroom and bedroom while I was at work. My roommates (3 other girls) weren’t even aware that there were grown men in the apartment at 9am that had full access to their rooms while they were sleeping/undressed/etc. They let both of my cats (registered ESAs) escape multiple times through the day even after they were told to not leave the door open, and they didn’t even fix anything. Not a single improvement was made and I still don’t even know what they came in for. Maintenance left my bathroom in complete disarray and opened my laundry bin just to put all of my soap bottles from my shower into it (???) leaving my clean clothes covered in soap and water. Management did absolutely nothing about this after several complaints. Rent keeps increasing despite no improvements to maintenance, bugs, or mold (our unit is covered in mold!!!!!!). Hot water is extremely scarce during the winter even when only one person has used the shower that day. The “unit checks” that happen quarterly can happen any day at any given time during the specified week and the team doing the checks will enter bedrooms without waiting for a response after they knock (a grown man walked into my unit while I (19 year old girl) was getting dressed in my bedroom). The AC unit is absolutely ancient and has broken multiple times + the ventilation is horrible. Silverfish and roaches are a daily occurrence during the summer. I can’t stress enough how horrible the mold is!!!!!!!

The reserve is a great place to live! I love all of the amenities that come with it. The tennis court and swimming pool being my favorites. It’s definitely been my best apartment experience here in Athens. The front desk people are the coolest and the maintenance guy is always quick and handy. Will be renewing my lease!

I recently moved into The Reserve at Athens, and I have to say, my experience has been nothing short of fantastic. This was my first move-in experience, and the entire process was nearly hassle-free, thanks to the exceptional staff. Every single team member I've encountered has been incredibly helpful and kind, particularly Monica and Brantley. They went out of their way to ensure everything went smoothly, and their dedication to residents truly shines through. The rent here is affordable, which is a huge plus, especially considering all the features included. The amenities and community features make living here a great value. I highly recommend The Reserve at Athens for anyone looking for a welcoming and supportive community. This place has definitely set a high standard for any future moving experiences!

Overall the Reserve is a nice apartment. The amenities are nice and the units themself have been renovated recently and have nice finishes. However, the WIFI is so bad that often I cannot download files, stream content or use video calls. This would not be an issue if there was a way I could opt out of the rent included wifi and buy my own with higher speeds, but there is no way to. On many occasions to finish assignments I have to go on campus or use my own hotspot to avoid connection errors. If you rely on wifi for a virtual job or classes I recommend looking elsewhere.
