Would give 0 stars for management if I could. Management is by far the worst I’ve ever had. We’ve had 3 managers in 4 months and been waiting over a month for a response from the current manager. Unacceptable for residents to have to live like this. Tried to take complaint to corporate but they don’t respond either. Atlanta-based manager always blames managing too many properties as their excuse. No one is local. Absolutely loved living here when it was Skywater Realty. Residents need an Athens manager.

***Another Update*** Since Laura we've had 3 new property mangers. I've lived here for 10 months and have had 4 property managers. All (except Laura) are unresponsive. I've been trying to get ahold of management since February. Last week, I received an offer to renew from the newly hired assistant property manager, however neither him or the property manager have responded to any of my emails sent prior to the renewal offer. Extremely unprofessional. ****UPDATE*** Laura is amazing and very responsive!! She went above and beyond to make sure my concerns were addressed in a timely manner. After working with Laura, I was able to secure a different that was in alignment with my moving dates. I really appreciate Laura. ----------------------------------------------------------------------------------------------------- If I could give this place a 0 stars I would. I reached out to Taylor the leasing agent SEVERAL times (emails, text messages and left voicemails) and there was 0 follow up on the questions I asked which were simple questions about the deposit amount, washer and dryer in unit etc. I am moving from out of state and expressed the sense of urgency needed to get my application in so I could provide my movers with an address and still received 0 communication. Taylor didn't respond to any of my emails answering the follow up questions asked however when I signed up to text with a leasing agent and I asked the same exact questions the response I received was "I'm not able to answer that question but I'll send it to my colleague who will get back to you as soon as possible"...well guess what I'm still waiting for a response and the unit I've been trying to submit an application for since LAST WEEK is now no longer available. I'd never want to live at a place I can't even get a simple response to. I'm furious to say the least.

Great place to rent! The Preserve in Athens, was needing a place to stay for work. Safe, quiet, and townhouses are very clean and roomy. Management was very easy to work with. Ms. Laura the property manager was very accommodating when I moved in. This rental is a good move for anyone wanting or needing to be in Athens, Ga.

They only offer self-guided tours with no management on site. When I try to book online it asks for photo ID, selfie AND credit card! Really??? I don't think so...

I mostly enjoyed living at the preserve for the last five years. We moved for a job. It was better when tribridge didn’t own it, and we had sky water realty. Tribridge tries to manage from out of town in Atlanta, and so it’s hard to get things repaired in the most timely manner. Also, they increased rent for everyone ranging from a couple hundred to more than five hundred a month depending on the unit. They also added a monthly pet fee when we already paid a flat fee pet deposit under sky water. These reasons caused a lot of people to move out and go elsewhere. Otherwise, I really enjoyed the location, the pool, our neighbors, and lawn care. They did not breed discriminate when it came to pets. The bedrooms are large with built-in full bathrooms and walk-in closets, which I miss a lot. The parking was never a problem for me as the unit comes with a one car garage and parking on the street that never gets full. Overall, it’s a nice 2 bed, 2.5 bath townhome complex but it’s getting pricey and no longer locally managed.

I would not recommend the Preserve under Tribridge. Under the previous property management company I would have sung praises and encouraged everyone I knew that was looking to rent to move here. The units themselves are wonderful, but the parking situation is awful, the amenities aren't great, and the new property management company has come in and raised rent almost 50%. As a current resident who just received their renewal notice, the rent is actually $600 higher than what is listed on rental sites. This property management company came in from Atlanta and is trying to throw Atlanta prices on this beautiful Athens neighborhood. Definitely would not recommend moving here under the current property management company. Wait until the next one buys it out.

My son put in an application for a townhouse, paid a $250 fee, and never heard anything again. Emailed and left messages for management regularly for almost two weeks, I spoke with someone in Tribridge Management Office in Atlanta, which wasn’t easy to do. She promised a call from a manager, never got one. After another week of calling and emailing, got the same lady on the phone who said there was no manager for that community and she would escalate to a regional manager. That was several days ago. No call. Application still “processing.” Also, incidentally, for a different unit, not the one he wanted, which we tried to tell them (it was a system error when he submitted application). My son had no choice but to rent a different place. Now trying to get his $250 back. Will have to dispute with credit card company. I can’t imagine what people who live here do if they have to reach someone - what if your water heater floods? This is the same phone number for maintenance requests, the one nobody answers. I would advise any potential renter to steer clear of this poorly managed community.

Apartment is good size but trash is always over flowing and parking is bad with most buildings. Maintenance crew is slow to respond. At time of move out without any reason noted did not return deposit. Every time I called was referred to somebody not available. Stay away.

It is very interesting that the entire Preserve Townhome community is now according to Google an apartment complex managed by Tribridge Residential out of Atlanta and Tampa. People ask me all the time where is the leasing office, there isn’t one! It’s all online, and the management company is out of Atlanta. Whomever bought up all the luxury units that sat here empty for many years made and are making a killing! I’ve been here the entire time! The Preserve Townhome community was originally built as luxury townhomes that sold for about 200K during the last housing bubble. The only units that sold were the end units, and one or two other units. Then, a big company comes in and buys all of the empty units that sat here for years, and got around to finally building all of the other units that were originally planned. However, phase 2 (the units built in 2018) are definitely nice apartments, whereas the units that were built in 2006 are luxury homes valued now over 300K a unit. They also costs more when rented, but to say this is an apartment complex is incorrect. Tell that to the tax accessor who sends me a hiked up tax bill close to 3,000 a year as an owner. Of course, Tribridge wants to take over my end unit. They and the other management company have used their voting power at the HOA to pass BS regulations to ultimately steal the home you have bought. They passed a rule that said if you didn’t pay your HOA fees they could put a lien on your home. Then, they have trouble keeping up with the fact that my HOA fees were paid in one lump sum, then the fee changes, it always seems to go down as it should, but somehow I owe more money! These are the thieves responsible for the Great Reset- we will own nothing and be happy! Well, I will own my home here at the Preserve and be happy! They will ultimately find a way to steal it. They are working hard at ideas. However, the actual Preserve is the best place to live in Athens! The homes are luxurious and huge! It’s in a perfect location!

Lived here for several months now. There were some hiccups at first, due to an unplanned change in personnel, but since then we haven't had any issues. Just put in a service request yesterday for a non-urgent problem and it has already been fixed. Communication has been quite good, especially given there is not on site management. The location is very convenient.
