UPDATE: It has been almost 3 mos since my daughter moved here and she never had any problem. I visited her apartment multiple times and it has always been kept clean (lobby, hallways, lounges...)it still smells new. She never experience any fire alarm that frequently goes off (a common problem in Athens apts). She loved the freebies (chikfila, tazo tea, coffee, tshirts, bags) The chicken restaurant downstairs is a great feature bec it's easily accesible.. The foxtail coffee shop(best coffee in Athens) is literally across it. Also, her mails are delivered promptly. Let me start by saying that leasing off campus near UGA has never been more stressful than finding out that the first apartment that offered us a tour has yet to be completed in June. We drove 1.5 hrs to be given a virtual tour in their leasing office (i will not name the company) We felt misled but that experience prompted me to do an extensive research about all the apartments near UGA. That's how we ended up at Maxxen, formerly William. True they had complaints when the bldg wasn't open on time in 2022 but that all changed with the new ownership and management. We just signed our lease and Michael has been exceptionally accommodating and patient with us. He always picks up the phone and gives immediate response to our numerous questions as a first time off campus tenant. He was very honest and transparent with us during our tour. Having experienced both, he knows what it's like to be a student and tenant therefore we found his feedback to be very valuable. The building was one of the newest near UGA (2022) which is one of the things that we are looking for to minimize the issues with maintenance, pests, safety and security of the bldg. It is reassuring to learn that they seemed to have a realistic plan in case of flooding, outages.. It has a chicken BBQ restaurant and a cool bobba tea shop downstairs. It is just a block away from Broad St., 0.5 mile walk to UGA arch. We liked that their capacity is far less than the neighboring apartments. The amenities are not so over the top which gave it a minimalist clean vibe. The entire building smells like new. Although we haven't met or personally talk to the manager during our brief visit, he seemed to be very responsive to what we asked for. They promptly processed our application and finalized our contract within 2 days. We didn't see any red flags during our visit, tour, contract signing. We hope that this is an indicator that we are off to a great start with them. I'll update after our daughter's move-in. Lastly, they never rushed us in signing with them nor pressed us to give them reviews unlike other apartments nearby.

Literally the coolest staff and the amenities are perfect. The apartment is up to date and appliances are all new and shiny. The noise from outside is barely audible and did I mention how awesome the staff is??

I had an amazing experience leasing an apartment at The Maxxen in Athens, and it was all thanks to Mirabella! From start to finish, she made the entire process seamless and stress-free. Lived here for two years & don’t have any complaints. The staff has always been so kind. There’s always fun events and often food or treats in the lobby. I love hanging out in the rooftop lounge, there’s a pool table and ping pong table & the tanning deck upstairs is perfect for summer. I’m excited for the warm weather and to be able to hang out and do homework on the hammocks on the roof.

Just started the process or renewing my lease today at the Maxxen after living here this past year. The staff has gone above and beyond to not only making this living environment comfortable but also fun. They host many community events and often bring Starbucks to their residents who follow them on instagram! Sierra and Garrett have done an amazing job since taking over this complex. It has been an awesome experience living in the Maxxen this year. The managers are very friendly and accomodating and my apartment has been awesome. The resident events are a lot of fun to attend and the Maxxen team offers lots of resident perks like free chickfila or starbucks throughout the month. Wouldn't want to live anywhere else!

Apartments are very spacious and have lots of storage! I love being close to downtown bc the walk to campus is a breeze. Downtown is less than 5 mins and campus is about a 10-15min walk for most of my classes. They’re also pet friendly which is great for my furry baby😊😊 …

Ever since obtaining new management The Maxxen has been amazing!! Sierra and Garret are the best management. All the staff is warm and welcoming! Maintenance is always quick and helpful when needed! I have loved living at the Maxxen!!

makes you declaw cats, which is unethical and abusive. read the resident handbook on their website. Used to be called William Athens. They will probably change their name again once they get enough bad reviews lol
