I’ve been living at The Bluffs at Epps Bridge for 7 years, and it’s truly been a wonderful experience. From the very beginning, I’ve felt completely at home. The community is peaceful, beautifully maintained, and always feels safe. My apartment is beautiful, comfortable, and secure — a perfect place to relax and enjoy everyday life. The staff is kind, professional, and genuinely cares about keeping everything in excellent condition. My neighbors are friendly and respectful, and there’s a calm, welcoming atmosphere throughout the property. After all these years, I can honestly say I’m still very happy to call The Bluffs at Epps Bridge my home.

The leasing office staff as well as the maintenance crew are amazing! They are very helpful and continually creating fun activites for the complex. They are all very communicative as well. The apartments and grounds are very well maintained and the best apartment you can get for an affordable price range in West athens. We've had a few issues with noisy neighbors but nothing that isn't expected living in a college town. The leasing office has also been very attentive and has done their best to fix any of those issues as well. We've lived here for several years and will continue to live here for several more.

Wanted to thank Jeff, Donald, and Chester for all their support and kindness! My sister passed away one month after I moved in. ALL THREE HAVE GONE OUT OF THEIR WAY TO BE SO KIND AND HELPFUL DURING MY TIME HERE!!! Kenny knows many, many maintenance workers from all the jobs they have done for eighteen years. He says he has never met any as kind and helpful as these three. THANK YOU TO THE GIRLS IN THE OFFICE ALSO!! They are all sweet and helpful 👏🏽👏🏽 can we give them all a BIG RAISE. 🙏🙏

6 years ago, I moved into The Bluffs Apartments, and loved my space. The location is perfect – close to everything but still quiet and peaceful. The apartments themselves are well-maintained thanks to their wonderful maintenance staff. The maintenance staff was super responsive and friendly, always going the extra mile to make sure I was taken care of. I highly recommend checking this place out if you're looking for a new home!

Proceed with caution before applying to these apartments. I came and toured, asked questions etc. I was told my credit had to be a minimum of 620 in order to be approved. Unfortunately, I did not have that score and I knew that before applying. So Christina advised that I could have someone else apply and then I would be a non-leasing party. I can’t remember the exact terminology but it was something like that. We never discussed my specific credit score, but it was clear that it was below 620. She basically said I could have someone be a co-signer. So I went through all of the trouble of getting someone to apply. THREE of us spent money applying which totaled almost $250. I did this Thursday afternoon and I was told at the time while I was doing all of this that my name had to be first- not the guarantor. Well, I had already started off with the guarantor applying and my name and another party tacked on. They then told me this was the wrong order but they could “change it on their end.” I never heard anything back. I called 3-5 times back to back Monday from my personal phone and was ignored. I called from my work phone immediately after that and someone answered right away.. strange. She NOW tells me that my application was denied because of MY credit (duh??) and that she was unable to change it to the guarantor as primary applicant, but she’d try to talk to the manager. This was this morning around 9am. Never heard a word. I called back on my own accord just now at 2pm and now they’re saying my credit still had to be a certain amount in order to even have a guarantor. Would have been nice to know before we dished out all this money. I’ve wasted lots of time and energy, and $250. They can make all the excuses they want. They conned me.

The best things for me with staying here are 1) lower monthly rates compared to the other ones in the area 2) maintenance requests are promptly addressed, 3) the community is quiet and well-kept, and 4) the management hosts regular parties and events that make everyone feel appreciated. Overall, it’s been a great place to call home, and I’d definitely recommend it to anyone looking for a comfortable and family-friendly community.

I’m not gonna lie. The Bluffs were wonderful place to live for several years, but slowly, but surely it wasn’t the same. The maintenance team is absolutely wonderful. I give them full props. They fixed anything and everything that needed to be fixed without any issues. But the management team became a problem After a few years. They never answered their phones. It took several days to hear from them. On top of the fact that I had to pay $700 Pet deposit that wasn’t even used for pet related issues. It was literally $700 to have my pets live in the apartment. I lost a quarter of my security deposit covering pet related issues. So for people that have pets I would not live there. You’ll pay $700 for two pets and none of that $700 will go to cover any cost that your pet causes. And don’t even try to go through the lease. Their lease is confusing and doesn’t make sense. They say that the pet deposit is nonrefundable, but on their lease, it says that their pet deposit is considered a security deposit which is supposed to be refundable. I wish I could give The Bluffs a better review, but by the time I was leaving, I wanted to run as fast as I could away from that place because it had left such a bad taste in my mouth. On top of it was not worth the money that we were spending for our tiny little two bedroom.

I would give this place a 4.5 star if that were an option. I think this has been my favorite place to live since ever. My only issue is that the gym doesn’t really have many functional equipment. Otherwise the apartments are very reasonably priced and have all the amenities you would need.
