Lori, the new property manager is awesome! She has made positive changes here. I had neighbors who used to run a car washing business out of their apartment, but that has stopped, thanks to Lori. The front of the buildings are now nice and clean, before people would have all kinds of junk and trash at their front doors. I like that the office is now open and someone is available everyday. I had a problem with my apartment and maintenance was able to fix the issue on the same day. My apartment is HUGE and the rent is very reasonable. I wish that they would have the online payment option reinstated, but that would be the only complaint I have about River Oaks.

I would give this a 0 star review if possible. The new property manager is extremely condescending, unprofessional, rude and just an awful person to have to deal with. Repeatedly pulls up the completely wrong lease agreement, has been harassing myself and roommates and threatening eviction for improper payment when we were provided pro rates rates for the 1st month which had been verbally agreed upon by both companies (we would not have received our keys if we hadn't provided the full agreed upon amount for the first month) charged late fees for months and only provided documentation after months of accruing late fees for this "failure to make payment ". Basically called myself and roommates liars when we told her the incident and then when we had the previous management company call her to confirm the situation, told us she didn't care, was still charging the late fees and would evict us if not paying several hundred dollars due to this, said I was just trying to get out of paying her the money we owed. I could go on but I hope you get the idea by now. The maintenance guy wanders into our apartment without invitation and after being told not to enter without accompaniment, goes into rooms that are not part of the requested maintenance request, I had a leaking faucet in my bathroom, moved in in August of this year and it still has not been fixed, but he has come into my apartment without any prompting, invitation or escort after repeatedly being asked to please not enter our apartment without someone present, has come in at least 3 separate times and kept going upstairs when their is no work order for the upstairs rooms and even after entering the apartment several times, never fixed the appliance or faucet from an August work order. This is an AWFUL place to have to deal with, they are also charging about 50 percent more than the previous rental company while providing no services or amenities to accompany this price hike. Terrible, awful, no good, very bad management. Lori Hughes should be ashamed of herself. When I said that this was extremely rude way to deal with tenants and that she is not a good person to harass, lie and misrepresent herself she literally said "oh that hurts my feelings (with an obviously sarcastic tone)" and repeated that we were basically low life's trying to get out of payments. I cannot express enough how awful it has been to deal with her. PLEASE DO NOT RENT HERE

Signed with Athens Real Estate, which is a great company, but a new company acquired the property right before I moved in. I have been living here since the beginning of August and JUST had a maintenance man come in on the 29th of November. I understand that they had just gained control of the property and gave them the benefit of the doubt, but it does not and should not take over 3 months to get someone out to fix things. There is such a strong cat urine smell in the pantry from the last tenant that we CANNOT EVEN USE OUR PANTRY. That is how bad it is! And still no word on how they plan to fix it or if they are even planning to. Very very very disappointed and am currently in the process of signing a new lease at a different place through Athens Real Estate. Despite the pretty annoying and frustrating management situation though, the complex is SUPER close to campus and rent is quite cheap compared to other places. I would consider dealing with poor management just because of the convenience and price of the place, but my roommates for next year wanted a house. I am happy to be moving out though. Even though the complex itself is super cheap and convenient, there are some things you just can't get over. Basically management has repeatedly said that they would have certain things done by next month. and then its the next month. and so on. We were supposed to have an online payment portal in for September's rent, and I am about to pay December's rent in person. So basically they just keep telling you that they'll get things done but then either take forever to do so or just never do it at all.

Honestly, I've read all of the other reviews and it sounds like petty children whining because someone has stood up to them to take responsibility. I don't know if it's because they're just upset, but looking at it as an adult, the manager seems capable and polite when confronting any of my questions or concerns. The maintenance guy has been very helpful, quick and polite when handling anything in my apartment. I'm very satisfied with where I live and am proud to say I live in River Oaks Apartments. I will be staying here as long as I can and recommend you to come visit!

Update Dec. 2017: I must give credit where it's due & follow up with this review after further personal experience with the onsite manager, Lori Hughes. After meeting Lori and getting to know her better, I must say she's a wonderful lady! Very professional, warm hearted & caring woman. The problems I had, she immediately stepped in and helped me as much as she could. All of our talks have been more from a friend aspect instead of a leasing manager point. My 1st experience didn't have much good to say but after getting to know her more, she's a very understanding and caring person. Lori Hughes is the current office manager for this student living complex. Complex was currently managed by Athens Real Estate Group, which by the way was an amazing company to rent from. They made this neighborhood seem more inviting then by encouraging people to post on social media what holiday outdoor decorations we had in order to win prizes. This made the neighborhood feel more comfortable & inviting by the company. New company leaves home appliances & furniture by the dumpsters for days before clearing it. I have yet to see mattresses & bed frames removed from the ground it's been laying on the ground for over three whole weeks! This was a problem too with the previous company BUT they would clean it up quicker or provide dumpsters specifically for the unwanted furniture or home appliances. New company has adopted new policies too! We can't have ANYTHING on our porch regardless of what level you live on! Apparently, I don't rent the porch section, considered a "common area", so according to the new rule I can no longer have anything on their front porch. I had to remove my chairs & table I had on my front porch. I'm not sure what other rules may get enforced here now that we have a new company managing. It's also been about a month (Oct. 13 @ 4:57 PM) since I called for the 1st time about a problem I was having with an appliance that is supposed to be covered by the company. They sent the maintenance man very promptly on a Friday evening, he communicated with me that he would order the part and it would be some time the following week before he would be able to get back to fixing our AC unit. Maintenance guy also said this was something that was not our fault & that it would get fixed. Well, it's November 7th now and have yet to get anything by mail, email or word of mouth that it will/won't get fixed or even simple estimated time/date of when! I have received a notice about the company's common area violation dated Nov. 1st and dropped off on my front door step, while I was home, on Nov. 2nd! Office manager, Lori claims to have done apartment inspections on every single apartment. This is hard to believe when she was only seen out once going into my apartment & a couple more but never on the 2nd floor day before, the next day or week after! A neighbor informed me that he was told his room was junky & he needed to clean out his closet. I had a neighbor move out too, she had told me about her apartment falling apart but I had never been in her house. Well we helped her move out & she wasn't lying about the ceiling leaking, dish washer not working, bathroom toilet not functioning either. I hope I'm not the only one that is being singled out in this complex either, I hope the other people that have things in their common areas are also getting notices of their violations. I have a relative who lives here & will check with her to see if she's received anything too. Check their reviews, no wonder they have such low star ratings, smh!

Don’t know why so many bad reviews, I’ve had a great experience. Management is friendly and fast to fix issues. Neighbors are quiet and stick to themselves. I was worried bc it’s a college town, but have lived happily with my disabled mom and 10 yr old. Just renewed lease for another year

The new management (Bedrock) is absolutely terrible. Don't trust anything they say, get everything in writing! I moved into River Oaks on August 7th (after signing with Athens Real Estate Group), and had the rent pro-rated when I moved in to $750 instead of $900 since I couldn't move in for the first week. Then Bedrock Management took over. FOUR MONTHS LATER - I get a notice saying I'm past due on rent - due to the pro-rated payment. They charged me for the pro-rated money AND late fees on top of that, giving me a few weeks to pay it or face eviction. On top of that, it's been five months and they still haven't repaired our window blinds and microwave which were broken when we moved in. Smoke detectors in our building are also wired incorrectly, so if someone's fire alarm goes off, the smoke alarms in the ENTIRE BUILDING go off. Worst management group I've ever experienced.

The place use to be a hidden jewel. If Green Leaf management is still involved i would not touch it with a ten foot pole. They blatantly where racist in how they did business and I had to file a HUD claim in order to address the matter and still was aware they bad mouthed me to other companies.
