Absolutely LOVED living here! The staff were super friendly. The office was great at letting us know about work being done around the complex, and they have community activities at the main building for us. Anytime I needed maintenance, they were there super fast. My neighbors were nice, and it is a quiet community. I never had an issue with bugs, which is important for me. The gym and pool were always clean and never too crowded. Parking was never an issue, and the speed bumps around the complex prevented people from speeding around. I always felt safe there, which was essential since I was a young woman living alone. I’m super sad to be leaving, but if I ever come back to Athens, I know where I’ll live!

Save yourself the trouble and don’t live here. It’s highway robbery. They will nickel & dime you to death and almost none of it honestly written about in the lease or policies up front. If it was an honest business and not a scalper, then the “automatic” $95 they charge everyone after moving out for carpet cleaning would be in the lease. We spent hours cleaning the apartment, the appliances, and the carpet only for they to post over $600 in damages with no description breakdown and then after we asked for the description breakdown they finally posted it. It’s ridiculous to post charges before their documentation was ready to be sent out and then the leasing office workers have the gall to be rude & hang up on you when you try to speak to them on the phone when they’re contacted about rightful documents & procedure that every other renting complex have no issue following. We wouldn’t have spent the time cleaning the carpet if we were informed of their blanket charge for carpet cleaning. On top of that when it comes time again sign a release or not, simply not resigning a lease is all that’s needed for the management companies to assume I will be moved out by the end of my lease as it expires & therefore I legally no longer have claim to live there. Just be wary of setting reminders because their notice reminders are in very fine print at the bottom of their release offers. This company will put you on a rolling month to month rent if you don’t give proper notice of vacancy yet there is no instructions in the lease on the process of giving a vacancy so it’s on the onus of the resident to contact the office and ask how to submit the notice or to dig through their app or website to figure it out. Basically seems like a ploy to get residents to jump through hoops so be on your guard. In my opinion, if it was about giving the complex enough time to properly rent out the unit then they would send a reminder before the 60 day notice of vacancy deadline. It’s entirely understandable that they need time to prepare but it’s not understandable that all they send is a re-lease offer with no instructions or clearly visible option to submit the vacancy notice instead. It’s hidden under a totally different tab and drop down. It’s definitely not a business that cares about their customers/residents. I’d imagine all they care about is making more profit than the year before and it seems the leasing office workers get the brunt of dealing with residents that feel scammed. Doesn’t seem like an issue many other complexes have in my own prior experience renting.

I’ve really enjoyed living here! Rose and Kristen are beyond helpful! All the staff do an outstanding job with the place. Maintenance requests get handled fast and with no hassle. The property is clean, well kept, very safe, and I appreciate how quiet, peaceful and fun the community is. Friendly neighbors, nice pool area and very organized. The location is super convenient, close to stores, restaurants, and everything I need. Overall, it’s been a great place to call home, and I’d definitely recommend it to anyone looking for a comfortable and reliable place.

I had the opportunity to tour this property with my husband and we loved everything about it! Several fabulous amenities, beautiful property, very clean. The units seem very clean and still look brand new despite being a few years old now. The location is perfect, close to everything you could need! The location also makes for a very easy commute if you work in the Athens area. If you are considering moving here or touring, I would highly recommend it! The property manager and leasing consultant were incredible and very informative, very sweet ladies!

I have been a resident of Lullwater for 2 years. I have a 3 bedroom 3 bath. I have really enjoyed living here. I am divorced and have 4 kids so it has been good to have the 3 bedroom. The staff is always cordial and hospitable. Rose runs a tight ship and always makes sure to ask if everything is good. The new grills at the pool have been a nice addition as well. The maintenance staff is top notch as well. They have always fixed things in a timely manner and know most everyone by name. Keep up the good work.

Lullwater is an awesome place to live. The people are very friendly. The staff is attentive whenever you have questions or need something. The maintenance crew is always helpful, and they work hard to ensure the community stays clean and in working order. I’m thankful to have the amenities they offer as well as the events that get planned. Whether free food, good music, or just a fun hangout, the staff puts in the effort to make this community an enjoyable place to live.

I chose this property for its close proximity to everything. It's a great location. I loved the floorplans. Kristen was very helpful and had everything ready for me. Kristen was a great communicator throughout the process. I wish they had given me a crash course on the items listed in the move-in letter, like the gate code, instead of just handing me a sheet of paper at move-in. The apartment was clean for the most part. The move-in inspection process was very tedious and the portal kept kicking me out. It took me over three hours to complete it. The maintenance requests were repaired in just a few hours. I love my new place, though. It's small and cozy. Kristen has been very pleasant and responsive during my first week of moving in.

We just moved out after three wonderful years here, and it truly felt like home. The location is unbeatable; it is close to everything you could need: highway 316 for easy trips to Atlanta, the loop, Costco, grocery stores, and so much more. It’s super safe, gated, and walkable. Huge shoutout to the maintenance team! They’re always friendly, quick to respond, and constantly go above and beyond. James, Kenneth, and the rest of the team made our experience here exceptional, and we’re so grateful for their kindness throughout our stay.

She is the most kind, sweetest, patient, funniest, person at Lullwater. I felt respected and like a human talking to her.
