I absolutely loved living at Arbor Creek. It’s rare to find a place that’s this affordable yet this comfortable. The apartment itself was clean and well-maintained, and while the community doesn’t come with unnecessary amenities, I personally preferred that. I don't actually want to pay extra rent for a fancy pool or a high-end gym, just my personal thought. Maintenance was great. I didn’t submit many requests during my lease, but whenever I did, the team responded promptly and fixed things properly in time. For example, there was a small gap in my balcony door when I moved in, and they sealed it right away. Thanks to that and Arbor’s quarterly pest control service, I barely saw any bugs the entire time I lived there—just the occasional harmless spider. In Georgia’s climate, that’s impressive (I've seen lots of cockroachs in other places.) Move-out was fair and stress-free. Unlike some complexes that nitpick wear and tear just to keep your deposit, Arbor was completely reasonable. I only paid the standard carpet cleaning fee, and nothing else. Of course, I put effort into cleaning my unit before leaving, but I appreciated how transparent and fair the inspection process was. Noise wasn’t a problem either. My friends and I all lived in different second-floor units (1b1b or 2b2.5b), and none of us ever had issues with loud neighbors—or complaints from ours. And the location is also amazing. It's just a 5-minute drive to UGA campus. Sure, if you’re headed to the far north side (like Tate or Bolton), it might take a few minutes more, but still incredibly convenient. For grocery, there’s a newly relocated Kroger right next door, super nice and updated. And it's close to lots of restaurants. The only complaints might be: due to the short distance, your vehicle may have risk of a potential died battery! (Just kidding, that's not their fault!) After saying all this, it’s honestly hard to believe Arbor’s rent is this low. It almost doesn’t make sense, but I’m grateful it is. If I hadn’t needed to move away because my PI transferred to another university, I would’ve happily stayed here until graduation. Many of my friends still live there and love it just as much. One small thing to note: if you ever need to sublease, Arbor charges a sublease fee equivalent to one month’s rent, even if you find your own replacement. I personally found that policy a bit inflexible, especially since I left in summer and found a person to take it. But if you plan ahead, it’s manageable and doesn’t take away from everything else Arbor does well. All in all, Arbor Creek is a fantastic place to live in Athens. It’s clean, calm, budget-friendly, and in a great location. Just apply early, especially for a 1b1b, because it gets competitive fast.

Lived here for two years while in veterinary school - if you’re a vet student, this commute literally can’t be beat! It’s right across the street from the teaching hospital. Very quiet neighborhood and nice amenities. We didn’t use the pool often but it was always clean. The townhouses are very spacious and rent is VERY reasonable for Athens. Maintenance was sometimes a little rough around the edges but they always came on time and fixed the problems. Our fridge broke twice during our stay, our dishwasher needed to be replaced, and we needed a new AC unit at one point and each time Joiner replaced them with no questions and in a timely fashion. Great communication with the leasing office staff too, you can really tell the difference with this being a privately managed realty company versus the big chains that dominate most of Athens real estate. Also a great place for pets with pretty reasonable pet fees/rent. Always plenty of parking for us and guests. Pest control was complimentary and always on time, we had minimal problems with roaches compared to other places we lived in the area. We only moved because I graduated and took a job out of state! We loved it here!

Arbor creek is an amazing place to live!! It is quiet and feels like a community. It is super conveniently located, especially for vet students who need to work at the teaching hospital. Management and maintenance were so responsive it was incredible, any issue I had was always thoroughly addressed. The units are spacious with lots of natural lighting and are in good condition. This was my best living experience by far and it so obvious this team cares about their tenants. Moving for a job but will thoroughly miss living here and all the memories I made. Thank you Arbor Creek team for all you do :)

I am a working professional who lives alone with my small dog. We loved it at Arbor Creek! Great price point, safe, neighbors are respectful and even though you share walls noise is rarely an issue as it has been for me at other complexes with a younger group of neighbors. Most people here seem to be in grad school or working and makes for a great place to live. Plenty of space and management is very responsive when you need something. They have an office in the complex. My hot water tank ended up leaking after hours and they got a plumber there to fix it within 2 hours. Highly recommend and would live here again!

Having lived in Athens for the past 5 years for undergrad, I have lived in a couple different neighborhoods, but this one takes the cake. I thoroughly enjoyed living here. The townhomes are spacious and very well maintained. It was the perfect size for me and my roommate. I really liked having a half bath downstairs. The kitchen layout was also very nice with a great amount of counter and cabinet space. I loved the windows in the downstairs. It made a great place for my plants since there was a lot of natural sunlight. Management was very nice to work with. They were always very responsive and accommodating for requests. They also were very good at communicating information and were very prompt with emails. The neighborhood is very quiet, as well. I never had or needed to issue any noise complaints. Overall, a really great experience! I definitely recommend living here.

we lived at Patriot Park for 4 years and loved it. We felt safe and any maintenance requests were taken care of promptly. Management was very responsive to any issues or requests. Landscaping was never a problem. the property itself is great, there's a wonderful walking trail behind the building that goes along the creek and river. Walking distance to a few restaurants and the bowling alley too. we will miss living here very much, the neighbors in the building were also great!

I lived at Arbor Creek in a 2-bedroom townhouse for a year and a half and loved it. The location was perfect for me - right across from the vet college and within walking distance of Kroger for groceries. My unit itself was in good shape - hard to beat the price for a 2-bedroom, 2.5 bathroom in a great location for under $1000. It was quiet, my neighbours were good, and the property was well maintained. The thing that impressed me the most was the bug control - they spray quarterly for cockroaches and it works. I rarely found a live roach in my apartment, and that was a big plus for someone from Canada who had never seen them before moving to Georgia. At one point in my lease, my neighbour's hot water tank went and water came through my wall - Reita and Joiner was pretty quick to respond and even covered my rug cleaning and laundry (I went through every towel that my friend and I had). The only reason I left my apartment was because my schooling ended and I needed to return to Canada for my job. I had Joiner recommended to me by another student in my master's program, and I'd definitely recommend it to anyone looking to live on the East Side of Athens.

I lived in a Joiner property in college, and when I moved back to Athens 7 years later, I decided to rent with them again. They're the most attentive property management company I've ever worked with. Any time I've ever had an issue with anything, it is resolved almost immediately and with care. The rent is extremely reasonable for a 2/2, as well. They're by far the best property management to work with in Athens, and I felt the need to leave a great review after my dishwasher broke right as I was leaving town for the weekend, and I came home to a brand new dishwasher. Great company for all your renting needs!

I've lived at Arbor Creek for the past 4 years and it's been amazing! I lived in a two bedroom and two and a half bathroom townhome. The rent price was great for how big the place was! The management team has great communication. You can usually submit any maintenance request in their online portal or call/email them and they will usually get back to you within 24 hours. Monthly payment is easy if you just set up your online portal. It's also pet-friendly! Most of the residents are graduate students so there's usually no problem with parties or loud nosies outside. Highly recommend living here!

We lived here in a 2bed/2.5 bath townhome for four years and would highly recommend. A mostly quiet community great for grad students. Perfect location for veterinary students, 10 minute walk to the teaching hospital. Walkable to Kroger and Blind Pig Tavern. Has a small but well maintained pool. Rent and the increases every year for existing tenants was super reasonable. If you walk to the end of international drive by volleyball courts for the reserve, there is an awesome paved path that leads to the YWCO. Management is fast to stay on top of things and maintenance was always the same or next day.
