This review is a long time coming. I Don't do a lot of reviews. I am totally compelled to say how happy I was for the past year at High Ridge apartments Athens. All the staff are friendly and caring. The amenities are great, they cater food and have themed events and parties, movie night etc. These apartments are so quiet. They only lease to quality people. My neighbors were warm and friendly. No loud music no disturbances in the past year. I received a promotion so I had to leave the area and I was truly sad this is one of the most wonderful experiences I've had. I previously lived in Gwinnett county Lawrenceville area and this tops them all. Thank you to manager Kayla and the whole team. Kudos to the maintenance crew they are friendly and helpful. This is a factual and true account of my time at High Ridge. Thank you.

I’m currently living in high ridge and the experience has not been good. When first moving in we had a bug issues. I let it be known to the office manager and the only thing that was done was sending pest control. When I did a walk through of the apartment on move in day it was dead bugs inside of the refrigerator. After getting that taking care of myself we then experience our master bathroom having water go down inside of the walls causing it to mold and fall apart. I let the front office know they then sent someone to look at it, he put a fan in our room to dry the floor from the water that was coming in and left. He never came back to fix the walls or the mold or even carpet clean my floor to get the smell out. The floor is still currently wet so the issue is not fixed. The office manager Kayla Alexander is very UNPROFESSIONAL. She tries to blame her assistant and make it like a miscommunication when really Kayla is not doing her job. We had issues with our rent not being the correct price and being charged incorrectly. I let Kayla know the minute I seen it she waited almost a week before I had to reach out to her again. She told us things would be fixed and that’s not what has happened at all. We go to the front office today she has her door shut to avoid a conversation. Do NOT MOVE HERE

This apartment complex is the definition of putting lipstick on a pig and trying to charge new luxury apartment prices all you got to do is look at all the lifted boards on their balconies all the lifted boards in there breezeways, also notice how many things in scrapes and scratches there are on their doors to the units, the units are not big by any means on top of the prices are charging so you're getting a small unit for what you're paying on top of it. The pool here is in actually a kitty pool that's like 4 ft deep and gets used by the whole community of Athens on the weekend, so not only do you have to pay inflated prices for your apartment but you get to watch as the whole town of Athens uses the pool on the weekend. They also go up and down on their unit prices like the stock exchange it changes every single week on their website where it'll go up as high as $1,400 for a one bedroom and then you can look a couple days later and it'll be reposted for 1325$ so if you try to renew your lease in this place they're going to make up something called the market rate all the apartment complexes around here are charging for two bedrooms what their charging for one bedrooms and you're going to get gouged about $200 extra on top of your current rate when you renew. Also what you got to look out for at this place is they have something called a sewage fee on top of their water usage fee so to use water here you pay close to $100 a month. They will charge you about 15 extra additional fees on top of your rent And they go through staffing every couple of months too. The most predatory one I saw on here was something called a utility administration fee for $10 so essentially they are charging you $10 for them to tell you how much water you used.

We have enjoyed our time living at High Ridge while I am in grad school. It is a nice, safe, and quiet community. The neighbors have always been friendly. I have never felt unsafe walking or coming into my apartment late at night. The location is also convenient to grocery stores, restaurants, shops, and the loop without being directly in the hustle and bustle which we have enjoyed. The maintenance team has always been responsive to any issues that we have had in our unit throughout the 2 years that we have lived here which is something that we value in an apartment! Living here has been a great experience!

I have lived at High Ridge since 2019 and have been through many changes of hands. The current management staff we have is the best aside from when I moved in. The current management goes above and beyond to create a community environment to bring the community together. They have raffles and get togethers at the office and truly care about their residents! The community is quiet and usually very welcoming! Kayla and Kristen are the best set of people that we have had in the office since 2020! Of you are looking to move here, I would highly recommend it!

I've been here for a few years at this point and just renewed my lease because I feel like the new management actually cares about the property. Immediately after taking over, they had all of the sidewalks, breezeways, and patios/balconies pressure washed. That might not sound like much but it shows that they care and it honestly made a big difference. Not too long after that, they had the lot seal coated. That was another thing that I wouldn't have expected to make such a huge difference in how the property looks. This being an older property, they have had to fix a few underground water leaks outside of the buildings. Kayla in the office is always friendly and helpful, and she seems to keep a get it done type of mindset. Maintenance has been helpful the few times I have needed them. Oh, also they were quick to remove a problem tenant that was threatening people including the elderly women. Previous management knew about that guy being a problem and had not only ignored it but renewed his lease before they left.

I called to ask a few questions while I am on the hunt for a new apartment in the Athens area. I have been having a hard time finding a good apartment that is both fairly priced and good quality - so I have been hesitant and nervous in my search. I spoke to Kayla on the phone and even followed up a few more times with more questions. Each time she was quick to answer the phone, patient with me and my onslaught of questions, kind, and professional. I would lease there (and just might) solely based off of my interactions with her. She is an asset to that property.

Predatory lease renewal increases 155$ they charge a utility administration fee of 9.50$ so essentially their charging you $10 for them to tell you what your bill is, they struggle to keep maintenance people here and the office person other than the main manager lady is always quitting, they force about another 50-60$ in things you don't use but say it's non optional even if you don't use them. They will also charge you about 90 a month for water and a"sewage" fee here. So I'm just putting this review on here to warn other ppl to be weary

I tried my best to give our neighborhood a 4.5 but, it would only allow 4 or 5. I always feel that there is room for improvement so i gave a 4 instead of a 5. My daughter and i have lived here for 5+years. We love this place. At the beginning our our stay i would walk my daughter's dog late in the evening after dark and not once did i ever feel unsafe. We have never had a maintenance request go unresolved. I love our maintenance team. Fred and Jamal are 2 amazing workers. They have resolved many problems over the years and one of the being replacing the dishwasher. Yes, there are bugs here and there but, every single time i have put in a request for pest control it was resolved quickly. The office staff work hard to establish "community" by having seasonal parties may it be welcoming new staff personal, holiday parties for families to promote togetherness and connections among the tenants who live here. Kayla stepped into a huge role when she took the job offer as Office Manager. I think she is doing an amazing job. She has helped my daughter and I when we had a problem with our rent payment not coming out of our bank. It took a couple of days but, the problem was resolved. Kristen and Kayla seem to work well together and i cant wait to see them learn the in and outs of running this apartment neighborhood. I have noticed Kayla working many late nights and her dedication is not going unnoticed. I would recommend this apartment neighborhood to anyone looking for a quiet, safe and comfortable place to live. Some of the perks are: there are sidewalks that circle the entire premises, there is cute little dog part and the commons area where you can grill out and enjoy a warm summer day at the pool, there is a playground for the littles, there are many many trees in the neighborhood making the hot days of summer a little less brutal, and the neighborhood is surrounded by woods where deer are definitely present. You are 3 to 5 minutes from grocery, hardware and retail stores. Downtown to UGA as well as many many shops, bakeries, and numerous restuarants and a short 10 minute drive. So if you want a nice quiet and friendly apartment neighborhood to call home you have definitely found the right place.

We lived there from October 2019- December 2024, and it has truly gone downhill. Pros: Good ground keeping Good amenities Mostly safe neighborhood, with some major exceptions (our neighbors were broken into in broad Daylight, there was a shooting in front of the leasing office last year) Cons: -Maintenance. Took us 3 months over the SUMMER to have our AC fixed and were treated like a burden the entire time. Their cheap flooring comes apart, after the second time this happened the maintenance guy said we'd have to pay for it to be fixed since they'd already "fixed" a different spot for us. When we first moved it the place was crawling with roaches. I'd wake up at 5am for work and spend the first 20 minutes of my day killing all the roaches. My record was 15 in one morning. Had our windows worked on several times but they were never actually fixed...eventually gave up and learned to live with it -The leasing office, Kayla specifically. She was a nightmare to work with. It took us several weeks to get a hold of her after emailing, calling and walking into the office. She is rude and condescending and unprofessional. She says one thing to our faces and then does another. For example, she told my husband we wouldn't have to worry about certain charges on our balance when we moved out. Two months later we've learned they sent it to collections without a single word to us. Nice. -the new neighbors that have been moving in. We used to enjoy all of our neighbors, but lately those that have been moving in have been hostile. Constant loud music that shakes my windows, noxious Marijuana smoke several nights a week that was piped directly into our living room, and one neighbor made a noise complaint on my 10 month old infant. Leasing did little to nothing about all of this. The Marijuana smoke around our baby is one of the main reasons we got out when we did. What used to be a true gem of Athens has been disintegrating. If you enjoy being treated like cattle, you might like it here.
