I just moved in and I am APPALLED at the state of my unit. It is completely filled with mold. On the walls, ceiling, in the air vents, and it’s clear that there’s immense water damage. It seems that because a random roommate has lived here for at least 5 years, they have not cleaned the inside of the fridge, any of the patio, and MOST of all common spaces for all that time. We tried to have them do something about the mold, they wiped the visible parts off with spray and a cloth and for the water damage and cosmetic scuffs were asking, “Do you just want me to document that it looks like that so you don’t get charged? Or fix it?” WHY WOULD I WANT TO LIVE IN AN APARTMENT WITH MANY AWFUL PATCHES AND STAINS ALL OVER IT? The next day, by the insistance of my family, they came back and deterined faulty plumbing caused the inside of the wall to develope mold. They blamed it on previous tenants and ripped open a hole in the wall for 1.5 weeks exposing the rest of the apartment to likely black mold. When you move in to an apartment, there’s an expectation that the landlord should be maintaining the property to at least close to the property you tour when you come see the place. BE WARNED! MY APARTMENT LOOKED NOTHING LIKE THE DEMO UNIT. Their policy of only doing a full maintinence/cleaning of common spaces meant that my unit was filthy and had many issues. Beyond this, the admin has ridiculous policies like: even if you come in signing to live with specific roommates, there’s no guarantee, and your won’t know for sure who you're living with until July!! It took an 11-emails-long chain with the leasing manager (Emily) to get a simple problem solved. This is one of the worst housing I’ve ever seen. I feel like I’m in a NIGHTMARE. I'd like to add that every bad review on here is something that I have personally experienced. They never fully fully fix things. They only repair them enough to rent it out to the next poor soul. Do not believe a single fake-concern reply they leave on a bad review. I thought others were being dramatic but they were not. DO NOT LIVE HERE.

Being a quiet place with enough parking doesn't matter when all of my stuff is broken. The paint on my ceiling is peeling, I've been stuck without a dryer for two weeks, there's stuff left from the previous tenant in my room, the Ethernet doesn't work, etc. When I call about my maintenance requests, you tell me to leave another one in hopes that Maintenance notices. You probably have parking because no one wants to live in this cesspit. I'm using a dummy account to post this because I get the feeling you're one of those companies that might try to intimidate students into changing their reviews. The only reason I need you coming to my door is to fix my stuff.

This place is a dump. I dont agree with the positive reviews on here, as all the nevative ones have held true to my experience. Things I dealt with while living here, starting on move in day: Intense mold and water damage which the maintinence puts off as much as possible and admin is unhelpful for, admin constantly refusing basic actions citing their own corporate policies as their reason why, an example of this is the dirty move in condition of my apartment because their policy is they dont clean the common areas or paint or do a proper inspection if a random roommate stays another year, clear lack of communication as you try to resolve issues because they make promises to send someone out in a couple days for damage they caused and then they never come and later blame you as its your responsibility to report damage to them even though their team cased the damage and told you they'd come back, and dont even get me started on the pest issues. Another big thing for them is reletting, where they try to get you to go on facebook marketplace or facebook groups to advertise your damaged apartment to others without letting on the real reason you want to leave if you want to live somewhere else because this place sucks. My advice is, if you're considering abbey west, dont.

My apartment’s dryer bas been broken since we moved in. 14 days ago we put in a request to get it fixed. A maintenance guy came and did not fix it, he said it was on the list to be fixed later. We called and the front desk lady said to put in another request, but it’s been a while and nothing still. Now we’ve put in a third and still not heard anything. Model room was also very deceptive and the rooms are generallt grungy.

Emily Olds, the leasing and marketing manager, is extremely kind and accommodating. I came to her with several issues that she went out of her way to help me resolve, and I couldn't be more grateful! The staff at Abbey West is incredibly and I love living here! :)

Fantastic experience. Maintenance was always prompt and fixed any issues quickly, no bugs (but we also keep our apartment clean) and beautiful amenities. It’s also super central to everything, which has been amazing!!

Extremely rude and unhelpful management office, I have never had a good experience with them. It is seriously ridiculous how much they seem like the don’t want to talk to you or want to work there. Rent is way to high for them to be treating their tenants like this— please do not lease with them if you can help it.

Very accommodating staff and maintenance team that really do their best. I’m leaving 5 stars for that alone but I do have some issues with living here: GA can be very hot and the cooling system does not do the best job at reaching all areas of the space, especially the bedrooms. This can be a very debilitating issue in extreme heat and the staff is limited in their solutions. They do certainly try their best regardless and that’s apparent with those I have interactions with. I cook often and the space is pretty comfortable for cooking. Dishwasher works great and washer/dryer have been great, too. Water heater is small but not the worst. Hot water is pretty much consistently available but it does run out quicker than I would like at times. Internet service is not provided but my roommate and I were able to set up super fast spectrum internet as an available provider. Going back to the heat, I worry for how it could impact certain equipment at times when temperatures are extreme so I do hope better cooling systems are on the table in the potentially near future. I’m chronically online for work and recreation, so this does impact me pretty heavily. I’ve lived here for nearly two years now and have overall enjoyed my stay. The bedrooms are fairly spacious and the bathroom is comfortable. I can’t speak on the 4x4 experience but my 2x2 has been nice and conveniently located. They even let me pay on the 4th instead of the 1st to align closer with my pay schedule and that accommodation means the world to me! Overall great with wonderful staff! Please better temperature control options perhaps? Would be a game changer during the extreme season(s).

Do. NOT. Live. Here. After being locked out of my own apartment by staff that were in the apartment UNBEKNOWNST to me (note that it was before the 22nd of July where we knew they would be starting inspections) I got charged $25 to have them come and unlock it for me as well. I came home a few days later to one of the windows in one of the bedrooms cracked and unlocked. Staff that were inspecting and cleaning the empty rooms came in and left the freaking window open and unlocked. This in addition with the gate being broken the past few days, has made me feel very unsafe here. I sent emails to the desk and to the manager and both responses were equally as appalling. I was told that I was wrong and that the staff checks everything before they leave and they did not leave the window like that. I was also told that the gate "is in and has been in" working condition. Look at the pictures. I just came home and the front gate is still broken and left open. Abbey West is completely unbothered with their residents safety.

Absolutely and utterly disrespectful. You could not pay me to live here again. The amount of roaches my roommates and I have encountered is disgraceful. They do not complete the requests you fill out and have no urgency to help. We have put in MULTIPLE requests for our broken stove burner and the excessive roach problem but nothing has been done. The rent we were shown is not the rent we are currently paying. I would rather pay the thousand dollar rent downtown than to pay for this raggedy roach infested apartment. Do NOT waste your time living here and don’t even waste your time touring. The model they show is inaccurate to what you will have. The vast majority of our appliances are old and not updated. There are so many cons of living here that I will now know for future apartments. Save your money and go find a nicer, newer apartment than this mess.
