Shuttle is useless half the time and management does a poor job. The shuttle has no tracker on it and sometimes comes to campus within 25 minutes after the posted time it's supposed to, and other times it comes 10 minutes early and you wouldn't know that you already missed it. There is no way to know where the bus is and when it's coming besides playing a guessing game. Not to mention it breaks down constantly. The amount of times the bus has stranded me when I needed to get to class or get home from campus is ridiculous. Also management decided to let everyone know that the shuttle wouldn't run past 12pm the day before fall semester started so for the first 2 months of school I was stuck paying $12 a day to park on campus for class since I had no time to plan around it. This cost me over $200 in parking this semester, which to no surprise management did not do anything to make up for it. Management also does a poor job. Our front door had no working lock on it and it wasn't fixed despite multiple maintenance requests over 6+ months. They also charged me $100 for being late to return 3 of the cheap rubber wristbands for pool guests which in total costs probably less than a dollar for them to buy. These are just some of the stories of the headaches they've given me but nobody wants to hear all of them (just know I could go on). Also I know when I move out I'll be facing multiple useless fines based off what I've been told from others and the experience I've had with them so far. In all, Athens Ridge is a decent place to live, but you will definitely pay more than what they charge for rent through useless fines and poor management. Just plan accordingly and don't live here if you'll have to take the shuttle to class everyday.

Run by some of THE MOST incompetent bunch of management I have ever had the misfortune of encountering. Appliances are all hanging by a thread. 1 out of 4 burners work. Microwave door doesn’t shut, Exhaust doesnt work, closet lights dont work, even the freaking door lock doesn’t work. You request for maintenance. They leave it unattended for months. I even went down to the office multiple times to request them in person. They just give you fake hope of coming “next monday”. But they never come

Please listen to the other bad reviews!! They are all accurate and not an exaggeration. Management is bad. Maintenance is slow. And rent is expensive. The neighborhood is so loud and people drive insane. Go find another soulless student housing situation. This place is depressing and draining, and they are going to charge you so much money when you leave (for repairs they won’t even fix for the next person that moves in!) Plumbing is leaky, paint is all over the floors, my ceiling fan has been broken since before I moved in, and my roommates toilet hasn’t worked either. The shuttles are totally unreliable and out of service super last minute all the time. This place is the epitome of the landlord special!! Far too expensive for the shitty location and lack of care from management. They want to fee you for everythinggggahhh.

If I could give Athens Ridge zero stars, I would. For your mental health’s sake, I strongly recommend NEVER living here. I spent one year at Ridge, and it was one of the most frustrating and stressful living experiences I’ve ever had. Before this, I lived in an apartment building in downtown Atlanta where someone once shot through the glass—and I still believe that situation was a million times better than living at Ridge. That should tell you everything. Throughout my lease, I sent over 100 emails to management about recurring issues—unexplained fees, lack of communication, and repeated maintenance failures. The worst? A $210 per person water bill (nearly $1,000 total) caused by a leak their maintenance team failed to detect. When they finally came to fix it, they left parts and tools all over our house and didn’t clean up. Completely unprofessional. On top of high rent, the outrageous utility costs make this place not worth it—especially given the distance from campus. I paid five times less for utilities while living in the city. I moved out about a month ago and I’m still waiting on refunds for fees that I’ve been disputing since February. Don’t expect your emails or calls to be returned. Once you sign the lease, you’re on your own.

I have had a great experience in 2 years at AR! The size of the units are truly unmatched in Athens. Huge bedrooms and a great common space for entertaining! The back patio is a great covered space as well! I've always had great interactions with the friendly staff and management team. My A/C unit broke and was fixed in just over a day. All of my maintenance requests have been tackled quickly! The quiet SW side of Athens puts you close to the loop to get anywhere in Athens, while also having Watkinsville close by! I would recommend Athens Ridge to anyone :)

This Apartment Complex Should Be Shut Down Immediately Living in this apartment complex has been one of the most distressing and unsafe experiences of my life. What was marketed as convenient, secure student or residential housing has proven to be a complete scam — a dysfunctional, exploitative environment that puts residents at risk physically, mentally, and financially. This place is not just mismanaged — it is a hazard, and it should be shut down. The first and most obvious issue is the constant noise and disruption from vehicles at all hours. Loud, modified cars roam the complex day and night, revving engines and blasting music. It often feels like a car meet is happening outside your window at 2 a.m. The management has done nothing to address these disturbances, leaving residents with chronic sleep deprivation and no peace in their own homes. Worse, the presence of law enforcement has become a daily occurrence — not as a reassuring measure, but as an indication of serious ongoing issues within the community. Police are constantly called due to violent altercations, disturbances, and harassment. There is no sense of safety. Residents are regularly harassed by other tenants, yet management continues to ignore complaints, enabling a hostile living environment where fear and discomfort are the norm. What adds insult to injury is that this complex finds endless ways to charge its tenants — for amenities, services, and miscellaneous fees — while providing absolutely nothing in return. The shuttle service, which is advertised as a reliable form of transportation, rarely works. It's often broken, unavailable, or completely unresponsive. The roads within the complex are perpetually under construction, forcing residents to drive through gravel, potholes, and uneven pavement. This not only damages vehicles but adds unnecessary noise and safety risks. Maintenance is virtually nonexistent. Submitting service requests is a joke — you may as well send a letter into the void. Most issues go unaddressed for weeks, if not months. Leaks, broken appliances, mold, and air conditioning failures are completely ignored. Even urgent requests receive no follow-up. Meanwhile, management is unreachable and unaccountable. Emails go unanswered, phones ring endlessly, and any in-person inquiries are met with vague responses or empty promises. In short, this apartment complex is a case study in negligence, exploitation, and false advertising. The residents pay exorbitant fees for nonexistent services, endure unsafe living conditions, and are met with silence when they demand basic human decency. It is beyond unacceptable — it is dangerous. This is more than just a bad apartment — it is an active health and safety risk. I urge any prospective renters to stay far away from this place, and I strongly recommend that city officials or housing oversight boards investigate this property immediately. No one should be subjected to the stress, danger, and abuse that this complex inflicts on its residents.

Athens Ridge was a very bad experience for my college living, was beyond frustrating, and extremely annoying. There are the loudest cars every single night blazing through the neighborhood and at least several other times during the day. I never felt comfortable spending time in this place, nor did I stay for the full portion of my lease. We were perpetually annoyed by emails and texts from the complex threatening fines for several different reasons and towing on top of spamming the same email several days in a row. My biggest issue with the complex was the inability to see to our heat going out before the winter storms this January. I had to call several days in a row and nothing happened until 5pm the night of the storm after I was not happy. The heat proceeded to go out before the next storm and the same issue managed to happen again. The parking situation here is not great and never felt good to have the towing lords breathing down your back. Cops roam the complex as they get called often. Utilities and water bills never made sense and were incredibly high even if there was minimal use. The amenities and special events offered by Athens Ridge did not compensate for the aforementioned issues that impeded on comfortable living. On the bright side to give them some credit. The rooms, bathrooms, living room, and dining room spaces were huge and I definitely had enough space for everything I owned. The storage room in the garage was huge and extremely helpful. Appliances and kitchen were fine, no problems there. Overall, my experience here was disappointing.

Be aware that they are always severely understaffed and that the apartments are run down. Our dryer has been broken since Saturday and we have been calling everyday to just ask for a timeline of when we can get it fixed, and we can’t get a solid answer due to a lack of maintaining staffing. We have had an ongoing battle with our door key not working, and now have to leave our door unlocked for the foreseeable future until we can finally get the issue resolved. I do want to note that they did have maintance come fix it but a week later we are having issues again. We have roaches and many appliances and cabinets are close to being broken. Additionally, the shuttle has only just recently been consistently running and we will see how long that lasts. I don’t know how the shuttle went from being mostly consistent last year to the mess it has been this year. I understand that the majority of these issues are coming from staffing problems but I feel like if it’s consistently becoming an issue there needs to be some type of compensation for residents.

Wish I could give less than 1 star. They will find any excuse to charge you more money. Made me pay $224 for a crooked dresser drawer at the end of my lease and multiple times in the year charged each person in my 4 person apt over $100 just for water utilities when the cost was usually around $20 each. Literally an impossible charge unless we were all showering 24/7 for the whole month but apparently we were supposed to know intuitively that our plumbing had a leak and call maintenance to fix it. I’m sorry I’m not a plumber if there’s no signs of it I’m not gonna know. This kept happening even after we called maintenance to fix it too and they wouldn’t refund us. Horrible experience and broke my bank.

Read reviews! My son signed up for the 4 bedroom unit, described as “student housing”. He moved to Athens excited to meet new roommates/ other students only to find out that the room he was assigned was given to someone else. They moved him into another unit and his roommate is a 40+ year old man. We went to visit him and the place is a dump, doesn’t look anything like photos. Couch is ripped, paint clearly touched up by the wrong color and the dishwasher doesn’t work. My son was locked out of his unit several times where they had to come change out the lock. He slept in his truck for hours waiting on maintenance. He just got his rent/ utilities bill and it is over $1,000. I recommend going elsewhere.
