While when we first moved in, we had experienced some pest problems however that was swiftly taken care of through our own efforts and the combined help from the Arches team. Our neighbors were extremely friendly and welcomed us to the complex within the first week. One of the neighbors, Kaylee, actually works in the front office and was very helpful with me and my roommate getting settled in. Very friendly people with an outrageously gorgeous property almost anywhere you go. Despite other reviews that could deter people from this place, I think this is a wonderful community and an excellent opportunity for any student at UGA looking for somewhere to live. Shoutout to Kaylee and Haley thanks yall

My roommate and I have lived here over a year now and everyone is always super nice and helpful - especially that girl named Kaylee in the office. We have had few to no issues - and the few we did were resolved by a simple maintenance order (shout out to Jesse, Casey, and Jacob!). We love our apartment and the staff here.

I've lived here with my boyfriend for about a year and half now, and it's truly been an amazing experience. The management team is professional, friendly, and always quick to respond to maintenance requests. The property is beautifully maintained — the landscaping always looks great, and common areas are kept clean and inviting. Huge thanks to Don from maintenance for taking amazing care of the property and making the best boiled peanuts! The staff goes out of their way to make residents feel welcome with fun events. It’s been a fantastic place to live!

Signed my lease and was ready to move in this weekend. Roommates are nice but unfortunately my room was not cleaned and full of cockroaches. The carpet was so disgusting I couldn’t even clean it with a standard vacuum. The dresser had to be put outside because it was infested with bugs too. Our flooring throughout has paint all over it, along with the fridge and common areas being dirty too. It feels like it shouldn’t be that difficult to clean the room and apartment before another person moves in. I’m never been more disappointed in my life.

Living here has been one of the worst experiences I’ve ever had. The apartment was handed to us in an uninhabitable condition, completely infested with roaches. There were colonies inside the drawers and dishwasher, and the kitchen cabinets were smeared with roach eggs and waste. They did not even clean out the stuff left behind by previous occupants. It was appalling that even considered handing over the place in this state. We couldn’t even move in for the first week, waiting for management to clean which they never did and eventually had to clean it ourselves. Unfortunately, things never improved throughout the lease. Management was consistently rude, unprofessional, and unresponsive to any issue and basically dreaded any time I had to interact with them. Some of the problems we faced during our stay: 1. Despite repeated pest control visits, the issue was never resolved. We constantly found them running around, especially at night. 2. The management is largely apathetic and unresponsive to issues. Our hot water stopped working on a Friday during winter, and we received no response or assistance from management for three days. After office hours, they don’t answer calls or respond to even emergencies. 3. The maintenance staff often entered the apartment without notice, and sometimes without knocking. This felt extremely unsafe and invasive, especially as female residents. Overall, the apartment conditions and the management’s attitude made this an exhausting and frustrating place to live. Despite repeated feedback from residents throughout my two years here, no meaningful improvements were ever made. The description on the property’s website is misleading and does not reflect the actual living conditions. I would strongly caution anyone considering living here.

Worst place to live! The office staff is friendly only until you sign the lease. After that, any issue or concern gets the same excuse: “It’s the management’s decision”—but they refuse to share any way to contact management. They make false promises before you move in, yet offer zero help afterward. Do not fall for their empty words or fake hospitality. Sharing photos of the condition my apartment was in on move-in day so you can see exactly what to expect.

Worst place to live — total scam! The office staff pretends to be friendly only until you sign the lease. After that, every question is met with the same excuse: “It’s the management’s decision” — yet they refuse to share any contact information for the management. I kept asking for management contact details, and they would just say, “The manager will reach out to you,” but no one ever did. You can see the condition in which they handed over the apartment on my move-in day — absolutely unacceptable. And to make matters worse, they still had the audacity to charge me move-out fees even though I thoroughly cleaned the apartment before leaving. This place thrives on empty promises, zero accountability, and shady practices. It’s a scam. Please check other options before even considering this place — choose it only if it’s your absolute last option.

I toured the place with Josh and some of my friends from UGA my best friend Cole I went with him and some of his friends and toward the place and I knew this was the place for me. I was just approved and I can’t wait to move in I’m going for hospitality at the University of Georgia. I was also approved for the entrepreneur for my travel business as I’m a travel agent. I can’t wait to move in here. All the staff are nice. Josh gave the best tour and it was really nice and all the staff are nice there.

We have had a recurring mouse problem in my unit and the entire building. The property has yet to do anything other than set down glue traps to try and get rid of them. There is a never ending bug problem of cockroaches, stinkbugs, and now lady bugs. Anytime you use the washer and dryer the entire apartment will smell like gas at least for a few hours after. Shower head is falling out of the wall but property said it isn't broken enough to be fixed. The couch they provide is insanely uncomfortable and none of the cushions on it match. I don't know how it is every time I come home and there is no parking outside my unit. Please please please do not sign here, it's cheap but not cheap enough for how you're living.

I’ve been here for nearly two years and it’s been amazing. I haven’t had any serious problems nor minor ones. The front desk worker, Kendall, impressed me so much with her customer service and knowledge of the apartment. I’m glad I have renewed my lease for the 2026-2027 year!
