My stay here has been so lovely! I’ve never had an inconvenience that wasn’t handled within a day or two. The staff has always been friendly and professional, no matter who’s on duty. The neighborhood is quiet, safe, and very budget-friendly — plus there are no hidden fees! The location is perfect, right near a bus stop and just minutes from downtown Athens. I couldn’t ask for a better place to live!

I love living at The Archer Apartments. Anytime I have any questions or concerns, Tanner answers them without hesitation and keeps the community informed. Scott has completed my small work order request in a timely manner and has fulfilled any request I’ve had. It’s quiet and my neighbors are friendly.

I’ve really enjoyed living here so far! The staff has been great about addressing any issues I’ve had — they were quick to respond and made sure everything was taken care of right away. Oh boy do I have a story. The review of this place definetly reflects the end of my stay here When I moved in, there was little cracks on the roof and was leaking water. I asked about this from my roommate, who told me that it was there since summer. I thought that the apartment would take care of this since it's THEIR property. I guess this is our problem now, this shows up later. So I got maintenance and within the week they ended up cleaning it up. The first semester of my stay here was pretty noisy, with one of my roommates banging his drums after 6 while I was studying. During my final semester here, I had enough and so I called the apartment and they told me to send a report to the Athens Clarke police. I don't even know why they wanted me to do this. This is LITERALLY YOUR PROPERTY, SHOULDNT YOU BE DOING SOMETHING WHEN ONE OF YOUR CLIENTS REPORTS SOMETHING. This is so bogus. When I moved out and when I settled into my new apartments, my previous roommates told me how they got charged with some bills and so I checked it and I also got charged. I didn't even know what I was charged with. Apparently, there were some things in there that I didn't even know wasn't supposed to be there. I called them and they said that I can send them pictures of the things that were there originally. I sent it to them and ended up with a string of emails going back and forth. When I finally sent them proof in the first set of emails, they didn't reply within the five days I sent it to them. Then I emailed them again with proof of the items being there and AGAIN they didn't respond. I thought that these people were checking up on the apartment when people moved out and keeping it clean. It turns out that it is not the case. To the prospective people moving into the apartments in the first week, there will be a move-in screening that you do. Make sure to take pictures of everything suspicious that you see in the apartment. Even if you think it is supposed to be there, double check with the apartment and make sure that it is theirs. I will definitely not be coming back to this apartment.

Update 10/16/2022 (2nd paragraph below) DO NOT MOVE HERE!!! Trash overflows the dumpsters constantly, cars are left abandoned every school semester, walkways have not been pressure washed in years(very easy to slip on the slimy concrete), bug problem outside the buildings, raccoons and ferrell cats constantly get into the trash that lays in front of the bins, and there is not one full time employee to maintain the complex. Oh and there's multiple homeless shelters within 2min of walking so better lock your cars because there's no front gate on the property. Update 10/16/2022...I went to write another review today only to find out archer has disabled their rate and review on Google. Anyways, the new uploaded pictures for today include(starting on pic #7) the laundry room and trash bin. Today I swept a huge pile of trash scattered throughout the laundry room. The machines are caked in mold and animal hair. People that have cats and dogs are leaving a massive amount of hair in the washing machines. Also, these are new machines, only 9 months old and they are disgusting. The dumpster is continuously being overflowed. Homeless people are now in the dumpsters everyday. Lastly, I have called the complex management monthly about pressure washing the walkways since November of 2021... and still nothing. This place does not care about tenants, maintenance, cleanliness, or loyalty. And on top of all this they raised rent by $100 since I moved in of Aug. 2021. What a joke archer apartments continues to be. This complex is a dysfunctional circus.

I have been living here for about 2 months and so far am really enjoying the place! I have not noticed any excessive noise and the laundry on site is very convenient

It’s a love hate relationship between archer and I, more so hate. Iv lived here for a year now btw. The only thing good about Archer is its location and lowkey staff. I’ve had issues with mold/air quality, homeless people, bad neighbors, pest control, and harassment. 1. HOMELESS PEOPLE - About a month ago around 3 am I heard something moving outside my window. After about 10 minutes, I called the cops. There was a homeless man peeping through my window. He had been watching me and my boyfriend for god knows how long before we noticed something wasn’t right. Thankfully the cops were very helpful and arrested him immediately. So if You can afford a gated community or anywhere else away from homeless shelters do that. 2. MOLD- fog brain is so real. I could walk outside of my apartment for 10 min and feel more alive. The air quality at archer is awful it’s so thick it makes you feel dead. Also if your neighbors smoke or cook something awful your apartment is going to smell the exact same! For days! 3. CRAZY NEIGHBORS- The first day I moved in the cops were called. Every single day. Could last up to 24 hours It sounded like full blown war. Yes all through the night. Sometimes they’d start at 6am. People screaming for their life, people throwing things, people crying, people hitting each other, babies crying, people trying to break down doors. Insane. It took 6+ months for archer to do anything. The cops were called so many times they quit coming bc the ppl living there would hide when they pulled up and start back fighting immediately after they’d leave. They are gone now finally. Occasionally tho people will start fighting in the parking lot or either start yelling at each other but if you’re someone like me who Strongly dislikes being woken up and loud people maybe choose somewhere else to live. PEST CONTROL- There’s this one guy who works for the pest control that Archer uses who is a creep. One occasion I heard knocking at the door so I Ask them to wait while I get dressed. Maybe he didn’t hear me because he just barged in. I was in my bedroom under the covers naked. Again, I I said “wait one moment” & “could you give me a second” 3 times. Dude just walks in my bedroom and watches me get dressed under my covers. Another time he locked me out of my apartment and asked me all sorts of questions that were non-relevant to the situation for him to unlock my door. HARASSMENT- Several times I’ve had people who lived at Archer come knock on my door, follow me to my door, and even follow me to the trash bens asking to get in contact with me or to hang out later. Several times I’ve been cat called just walking to my car. One night there was a group of guys standing outside their apartment it was so bad I left all the food I had gotten in my car instead of taking two trips back and forth from my car to my apartment. Pretty much what I’m getting at is literally anybody could live at Archer, anything could happen at Archer and you’re gonna be on your own so take that as will.

The Archer Appartments' staff is great, always willing to help and it seems they're really trying. The issues I have with this place seem to be due to the corporate company, Landmarks, that owns the complex. They often have fun events at the clubhouse as well. The general cleanliness of the place isn't great. Neighbors don't pick up after their dogs and food leftovers are found on the sidewalk daily. They say this place is pet friendly, they advertise the dog park but it looks like it was built on a dumpster. It is filled with trash and glass pieces that seem to come from underground. We were told last year that the park was going to be redone but nothing happened yet. The trash problem attracts a lot of bugs. The one bedrooms AC system is completely inefficient and the bedroom is unbearable I the summer and the cold air doesn't reach it.

I’ve been living in this apartment for some time now, and I must say my experience has been incredibly disappointing. I initially moved in expecting a comfortable and well-managed living space, but it has been quite the opposite. 1. Unexplained Electricity Bill Increases: Every month, my electricity bill increases significantly without any logical reason. I have not changed my usage habits, and there are no additional appliances or electronics that could justify the spike. Despite trying to get clarification, there is no one available to provide any real explanation or support. It's extremely frustrating and feels exploitative. 2. Lack of Management Communication: Trying to speak to someone in charge is nearly impossible. There is no front office response, no reliable contact person, and definitely no one taking accountability. Emails and calls go unanswered. As a tenant, it feels like you're completely on your own, which is unacceptable. 3. General Maintenance Neglect: There are frequent maintenance issues—whether it's plumbing, heating, or basic upkeep—and requests are either delayed or completely ignored. Common areas are poorly maintained, and any promises made at the time of leasing quickly disappear once you're locked into a contract. 4. Questionable Billing and Transparency: Beyond electricity, other charges occasionally show up without notice or breakdown. There’s no clear billing system and no one to ask for a detailed explanation. It’s extremely concerning from a financial transparency point of view. 5. Overall Tenant Disregard: The management's attitude toward tenants is indifferent at best. There’s a clear lack of effort to create a livable, supportive community. If issues arise, the default mode is silence. Final Thoughts: I would strongly urge potential renters to be cautious and do thorough research before committing to this apartment. What seems like a reasonable choice on paper can turn into a very stressful living situation in reality. I hope this review helps others avoid the same issues I’ve faced.

Update Edit: Thank you for responding in a poise manner, as the predecessors were condescending and I was anticipating a smiliar response. I am still at Archer until further notice and eagerly await to see what changes are in store. Hopefully these changes will be implemented. Thank you! ____________________________________________________________ Let me show you a realistic picture of the complex, and not a staged one. . . "competitive prices" should not be the lure for prospective renters. I have lived here for a year with my s/o and can attest to the comments from other reviews. While there have been some "improvements" to the landscaping and pool area, I must say that the actual apartments are still in dire need of attention. The most recurring issue I have experienced is poor ventilation (causing quick mold growth in the apt), exterior mold and mildew (as there is no pressure washing despite multiple inquiries), and constant overflow in the trash bins. The only positives I have found living here were a few kind neighbors and the current state of my unit (in which we deep clean and do our own maintenance). I think it's absolutely absurd that this company prides itself in being a rental-property company given the minimal attention this property has seen. Nonetheless raising the rent in these conditions. Spare yourself the experience, it may be affordable but not worth the headache!
