The 1785 Club is top tier! The management team is extremely kind, professional, and always quick to help with anything I need. I love how the apartments have in-unit washer and dryer, it’s super convenient. The entire complex is modern, well maintained, and is in the perfect location being steps from campus and downtown. Highly recommend!

Kennedy, Leah, and Kaylin were absolutely fantastic! The apartments are stunning—by far the nicest student housing I've ever seen. The location is perfect, just minutes from both campus and downtown. Highly recommend!

Advertised it like the gym and community center were open/would be open as soon as we moved in and here we are in November… Gym still isn’t 24/7 despite them adding a key fob to the door and the community center has yet to open. Absolutely no secuirty at the bottom entrance, anyone could get inside. Complete joke

I can’t say enough positive things about 1785 Club Apartments!!! Nick, Brittney, and Kennedy were so helpful showing us the facility! They were kind, informative and professional! The units are new, absolutely beautiful and modern and the location is top tier. 10000000/10 would recommend! Go 1785!!!

Nick, Kennedy and Brittney are the most amazing staff. I love how accommodating they are. I’ve worked personally with Kennedy and she made herself available to answer any questions. I was a dental student looking to move and was unable to travel to view the floorplans in persian and she recorded videos for me. I love the 1785 Club floorplans and how each unit has amazing lighting. I can’t wait to move in July!!

Past resident here. Don’t recommend living here. Many of the pos reviews are from ppl who only toured, not actual residents so they haven’t experienced the real issues. There’s little to no cleaning done in common areas. Elevators are dirty, walkways are full of spider webs & trash & the trash disposal smells. Management does not have a cleaning company, so shared spaces are typically unclean. Also, maintenance is only available during the week, not on weekends. Building is very dark at night, with little lighting anywhere. Doesn’t feel secure. Elevators in all buildings break down at least 2–3 times/month . As of July 2025, the elevator inspection has been expired since Jan. They still allow residents and guests to use them. For the so-called “24/7 security,” that’s simply not true. Security is only present overnight, and are always just sitting in their cars doing nothing. Fobs meant to control elevator access don’t work, anyone can enter. There have been incidents of homeless individuals entering and sleeping in common area, requiring police intervention. Gated parking lots are also useless, gates don’t work. Also, they say they’ll tow cars that don’t belong, but that’s a lie too. All they do is slap a note that looks like it was written by a 5th grader. It’s hard to take anything seriously when the staff lies so much. Next, the “state-of-the-art amenities.” Don’t fall for it- gym was supposed to open in Jan 2025. Equipment has been installed for months, but their excuse is that they’re “waiting on the fire marshal.” It’s clearly not a priority for them. Staff constantly makes false promises. Many units have gnat infestations. They also lack a legitimate, professional marketing team. Much marketing is poorly done, often misspelled or clearly not double-checked. Building is nowhere near ready to house new residents. They lack a professional team, real security, & a cleaning staff. They will charge you for every little thing, likely bc the new property owners are trying to recover costs, which explains why nothing is being maintained properly. Future tenants: make your unit is professionally cleaned before move-in. They charge a $75 “professional cleaning” fee when we move out, yet my unit was clearly not cleaned when I first arrived. Very unfair and just another example of their inconsistent policies. Never notified by the leasing office when a package arrives. You’ll have to rely on your order tracking to know it’s there. Was never given a move-in inspection form, but when you move out, they’ll charge for anything they can find wrong in your unit. Wi-Fi is unreliable, power goes out often, packages get lost/stolen, and even chained bikes have been stolen from the property. Also no free visitor parking. Walls are extremely thin. Here’s a serious issue: a reliable source told me that the building was constructed on improper land, making it structurally unsafe. You can literally see the damage, the walls have cracks, paint is chipping, and it looks like the building is slowly sinking. Check out the 4th floor of Building B and you’ll see a crack near the elevator. Leasing office also sends out vague and misleading emails about “exciting changes coming soon,” but nothing ever changes. They tell residents one thing, then later say something completely different. Even the apartment address doesn’t register correctly on many websites.You all say this mess is due to being new property owners, but it’s been over a year. Get y’all’s act together. The only good things I can say are that the apartment unit itself was decent (although not cleaned before move-in),and that the location is close to campus. That’s it. Don’t say you’re “happy to discuss” this review, it’s too late. I’m out of this building and more than glad to be gone. Use this as an opportunity to grow, and follow through for once. And for the record: all of this can be backed up with evidence from other past residents as well. None of this is made up.

So I’ve Only Been Living Here For Less Than A Month! And it’s Been So Awful The Walls Are So Thin To The Point You Cannot Barley Even breathe Without Your Neighbors Hearing It ! So I’ve been receiving multiple notes from Neighbors On My Door And For Them To Put My “KIND” Like A Racist Remark is crazy . The security keep harassing Me And My Family Asking Do Anyone stay here I tell them I do they proceeds to get on the elevator with us and follow me to my unit to ensure I stay here and that isn’t the first time they keep following me after I tell them I’m a resident here ! The manager nick isn’t reasonable he’s the reason I’m choosing to move . I cannot voice my concerns especially when I’ve received a racist letters and keep getting harassed by the security that supposed to protect us . The building is nice but some residents and staff makes this place disgusting. If you’re African American I wouldn’t suggest moving here because this obviously isn’t a place for us because even though I told him what I was going through he didn’t care AT ALL! I’ve transferred way from Atlanta and it’s been a HORRIBLE EXPERIENCE!

Really nice staff and nice individual apartment, except the lies about when the gym or really any amenity would open. There was also no security because anyone could enter the building/hallways. Besides that, ok experience.
