I lived here during 2024-2025, all the staff is so kind and helpful in the office. The maintenance staff is some of the most considerate and sweet people I have ever met. One came at 8pm on move in day to replace our lock when we were locked out on the porch after a pin in our lock fell. They came out on Fridays, late nights, they were respectful and patient with our questions, quick to respond, made sure we were given the best service they could provide. The places are small and some of the appliances were old but the management was able to replace and upgrade what broke. The office constantly has events to keep the residents social and the best was grocery bingo! This is truly a great first college apartment especially if you do not have a car as there is a city bus that comes straight to the entrance taking you all around campus! You can’t beat the price!

My year living at the Redland Apartments was not a year I would EVER want to repeat. While the staff and maintenance team are kind, the management is terrible and incredibly neglectful. We moved into our unit in August 2024, and it was deplorable. The floor turned our socks brown with all of the dirt. The bathroom was disgusting, and easy to tell that it had not been cleaned at all before we moved in. There were holes around the piping under all of our sinks (where lots of bugs ended up coming through), and lots of visible water damage along the ceiling and wall. That was before we even noticed the cockroaches. We quickly realized that there were quite a few roaches in our unit. Now, I’ve grown up around trees in Georgia- I am used to bugs, snakes, and even mice. This was like nothing I had ever seen before. According to management, pest control never came to spray our apartment before we moved in, and as such, a roach infestation (their words, not mine) had occurred. We fought the roaches aggressively until February. All the while, we had to beg management to get our apartment professionally sprayed (because the Home Depot spray maintenance provided was not enough) and eventually fumigated the space twice- requiring us to cover all of our belongings and clothes we didn't want aggressive pesticides to cover. We had traps and bait sprawled all over the apartment until we moved out in July 2025. It was horrendous that we had to beg and call so many times to get an admitted infestation treated. It was not an environment or situation I would ever wish on anyone. Additionally, we had incredible water damage and a leaking roof. When the hurricanes hit Athens, our bathroom was leaking an abhorrent amount of water from the heavy rain. We got so much water damage in the living room that the screws for our curtains came out of the wall because the wall was too wet to hold them in anymore. The roofing company had to be called twice to fix the issue, and they were only called after the hurricane rain came through and wreaked havoc on our bathroom and living room. They were not called before, even when we reported several times that our bathroom ceiling was leaking an abnormal amount. We were merely given industrial fans to dry our walls. Again, this is not a complaint against the Redland maintenance team- they are incredible, sweet, and always tried their best to help us. This is a complaint against the Redland management for never taking our demands seriously. Overall, my roommates and I had a very unfortunate experience, and I cannot in good conscience recommend this apartment complex to anyone. Yes, the rates are good and the amenities look nice (even though our pool was closed for the entire summer for maintenance and renovations that never got started OR finished…), but if you have any type of problem, do not expect it to be taken seriously or solved in a time-efficient and proper manner.

There isn't a single nice thing I can say. I have lived here for two and a half years and not once have I experienced anything positive. For starters, there was a serious BLACK MOLD issue that was handled so poorly. Not only did they cut a huge hole in our wall, they refused to relocate us. They had giant fans and dehumidifiers going that eventually killed our electricity so we were in the dark for a few days. We also had to pay an outlandish electric bill because of the fans. There was a terrifying shoot out that left bullet holes in the walls. Many cars were hit and damaged during this incident, and it was lovely to find bullet casings around my car. I was terrified to walk into my apartment after work for WEEKS after this. Management doesn't let you know about the additional roommates you will be forced to live with... THE ROACHES. I pride myself in being a clean person but the roaches are unavoidable. Pest Control literally walks in, checks if anyone is home and if they get no answer they leave. The vendors they had replacing carpets left my front door open and I came home from work to find my cat missing, and though Jack from maintenance did stop by to apologize, I received no help in searching for my pet. The revolving door that is management never fails to disappoint me. After my roommate had a mental breakdown and threatened to kill me (literally ripped the door knob out of the door) I notified management and they basically said, "Sorry not our problem." Nothing has given me more joy than signing a lease elsewhere and I can't wait for move out. I'm sorry to all of the people that the redlands has tricked into signing here.

Moved here for my sophomore year, into a 4 person bedroom w known friends as roommates, just for a bit of background. We lived near the bus stop so we didn’t have much of a cockroach problem until around spring/summer. Pest control was called but it didn’t help much. They mainly only appeared in the kitchen and usually just the German Cockroaches, nothing to complain about. But there were instances of us finding bigger roaches in our rooms even though we rarely ever left food in them. As someone who’s dealt with cockroach infestations, this wasn’t the worst experience. My main issue is the lack of floorboard to keep noise levels down. On the third floor apparently the floors are so thin, we couldn’t have three of us walking in the same room without the people below complaining. And up here we could hear the conversations from downstairs even if it was in a normal level of sound. I’d urge them to add carpet or something, because the noise would make it difficult to sleep during the night— and it’s not like you can tell your neighbors to stop talking at a regular and common noise level. The pool was out for the majority of spring and summer, which bummed me out cuz I love pools in the summertime. Other amenities are small but serve well enough if you go in at the right times. Office staff are nice and frequently do community events, if you’re into that. Maintenance was tricky; we often had to ask twice on the website for them to come in— and when we were told they’d get a new ice maker, over a month later they still hadn’t said anything. But most of the time they are reliable and good people. Inspections were random— they’d send out an email on when they would start but never when they’d inspect your building or such. Always quick and easy though, never intrusive. The building itself was cheap, but you get what you pay for— it still doesn’t hurt to complain about the cheapness tho. Overall my experience may not be yours but it helps to see several different experiences. The price is great— Rent is usually 520-530 if you sign early, but utilities is usually another 50-70 depending on usage. Add on a couple fees, it’ll usually be around 640 give or take without pets, so just keep an eye out. Update 8/6: we received our move out inspections and we are good! But that’s also because we took over two days repairing and cleaning out the entire apartment— if you don’t wanna do that in end of year, just use command strips to hang stuff. More importantly, keep tabs on your wristbands and parking decals— they will charge you for it if you do not bring them back (25 for each wristband, 75 for the parking decal)— it’s ass bc those things are easily lost, not to mention unusable bc we couldn’t even go to the pool for most of the summer. Other than that, everything went smoothly. Inspections took abt two weeks to get back to us, but they give you about 90 days to pay everything back.

I've lived at this apartment complex for 2 academic years and have had issues with most of the complex within that time. The only good thing about the complex was the responsiveness of the maintenance staff of your request. However, there were constant problems with the water being shut off without notice due to repairs, MULTIPLE TIMES throughout this year alone. Moving in was a "breeze" as there was no A/C after they reassured me, they did an inspection on the apt. What they also don't tell you is how often the pool area is closed, one the reason I didn't use the "amenities" was it being closed 9/10 and receive endless emails in how its closed. It's cheap, you get what you pay for. Do not recommend for student because you'll get paired up with non-students (ik they dont advertise as official student living but its common sense to not pair 2 20 year olds with a 57 and a 39 year old) Dont recommend

My roommates when I was gone invited a huge group of their friends over the weekend night with their girlfriends and slept with eachother in the rooms that weren't being used by picking the doors that were locked. Keep in mind these doors come with locks to access your room and they went the extra mile to open them and get in to use a room they aren't paying access to. The times I were there they would come back late at 4:30am with huge crowd. The laundry unit was constantly breaking down through out the week and was extremely weak to clean any sort of clothing. There was trash littered everywhere within the unit it was down right disgusting. Poop filled toliets constantly throughout the week where the Toliet would be clogged. Roommates having guest doing adultery in the bathrooms at certain periods in the day. Overall horrible experience, would never recommend this place.

There were a few bugs when we first moved in, but this was understandable as there hadn't been people living in the apartment over the summer. Shoutout to the Redland maintenance staff. They really go above and beyond. They are so helpful and do things that aren’t in their job description. Today, there was a spider in my car, and Marquez killed it for me with no complaints. Even when it wasn’t where I last saw it, he opened the doors until he found it. Thank you guys for all you do!!

If u consider moving here, dont ! This place is nasty, lived here for a year and got really sick because of black mold and water damage in the apartment, maintenance just pained over it. This place is cheap but even it being so cheap there are reasons why

I have lived at the Redlands for going on 3 years and have had a great experience. The amenities are nice, especially the pool area. They have good furniture, outdoor games, and even provide floats! The maintenance team is helpful as well. We had our apartment flood last year during a winter freeze, and the apartment team worked with us to get us accommodation and re-do our apartment. It is important to remember that this apartment complex is very reasonably priced for the Athens area and provides many amenities. Typically, it is the residents that leave messes around the complex, mess up furniture, and leave apartments in not the best condition. The office team does its best to complete work requests in a timely manner, keep the complex nice, and work with the residents. I have a lot of respect for the maintenance team especially, as they always have a lot of requests. My roommate and I treat the office and maintenance team with respect and kindness and have never had a problem. We have even renewed our lease for next year!
