I enjoyed living here and overall it’s a decent place to stay, though on the more expensive side. The staff who answer the phones were always helpful and kind. Unfortunately, the leasing managers who handle move-out disputes were ineffective communicators and came across as rude. The apartments are nice and the staff is great—until you move out.

So far I’ve had no problems here and the staff are always very friendly. Maintenance requests are quickly resolved and the rooms are in good condition for the most part. The amenities here are also nice, including a free coffee station and a 24/7 fitness center.

I never leave reviews but I truly love living at The Flats. I am in a 2 bedroom premium apartment and it is super nice and spacious. I just resigned for my second year living here. I think the rent price is very fair, the only thing is sometimes the electricity bill can be pretty high. The maintenance team is top tier!! They are by far the best that I have ever heard of or encountered. James is the maintenance supervisor and Quin is also a maintenance professional and when I submit a work order it is fixed that day. Not only is it fixed but they go above and beyond. They care about us and our safety and the overall well being of the building. James is always out there cleaning the pool as well and Quin takes the recycling out multiple times a week. Also the leasing agents are great, they host many community events and are super friendly and helpful. The package room/system is also really good and reliable. Lastly, I have NEVER seen a bug and that is a big deal and kind of unheard of.

I moved here after having a horrific experience living at The Mark and I have loved it! It is expensive, but the reality in Athens is anything walking distance to campus will be pricey. It’s close enough to walk on to campus (I walk every day and it takes like 15-20 min to get to Terry). There’s some hills involved but it keeps me fit and feels no worse than my commute from the Mark was. I live in a 3BR and my room is big for student standards, and so is the bathroom. The gym and pool are great and well maintained. There aren’t as many other amenities as the mark/not quite as up to date and flashy, but being a smaller complex, it’s not over crowded and is well maintained. The maintenance workers are GREAT! We’ve had some hiccups with water heaters, faucets, washers, etc but maintenance usually comes extremely quickly even for non emergency requests and are friendly and non-threatening. Staff in the lobby is always super friendly when I’ve needed help. I’ve never had packages stolen like in the past (I’m looking at you The Mark!!). Management is good about emailing in advance to notify of routine checks and updates, and the staff always make an effort to have a few “themed” events a month in the lobby- ex: free pizza, pie day, candy bar at Halloween. They have printers and computers in the lobby to use as well. Parking is an extra charge but worth it. Utilities have been pretty standard, and they cover a fixed amount of it per month which is nice. We have access to the greenway from behind the building too (but it’s gated) which is great! I’ve renewed my lease for next year. If the base rent was a bit lower I’d say it was perfect!

I have lived here for almost a year now and it has been great! The apartments are very spacious and the appliances are high quality in comparison to other student housing options. Maintenance and the leasing office both respond quickly and are efficient in solving problems. The furniture provided is comfy and functional, and stylish too. Personally I love the walk-through style closets that lead straight into your private bathroom. The parking lot gates combined with the electronic key locks on the main entrances and your front door and bedroom deadbolts make me feel safe from harm here. Walking to campus is a breeze, it is only 10 minutes from the psychology journalism bus stop. The gyms, study spaces, and wifi are all fantastic. I would definitely recommend paying the up-charge for a river view, because it is worth it! If you're thinking of applying definitely do so sooner than later, because they fill up fast.

Everything about this place is a money-grabbing scam. From rent, to utility bills to the fees they charge when you move out. Should be criminal to do what these folks do. $200 a month rent increase? $2,400 a year for a student. A 3 bedroom will now be $14,600 per person. Housing in Athens is out of control. And the Flats is definitely taking advantage. And something is very wrong with the power bills. Even when no one is living in the apartment and the air is set to 74, a two bedroom apartment is getting $250 a month bills. Outrageous. Even though we thoroughly cleaned (mopped, swiffered, vacuumed, fixed a toilet they failed to fix for two years, lysol wiped all surfaces), they still charged us $50 in fees upon move out. We left that apartment so much cleaner than they ever gave it to us.

The Flats has been the best place for our son to live the last two years at UGA! Brittany and her management team do an excellent job and are very responsive! My son lived on the top floor- it was quiet, clean, safe and nothing bothers his allergies. Easy walk to campus. Great experience over all. Highly recommend!

I have lived at the Flats for two years now and it is a pretty nice place. The location is great especially if you don’t have a parking pass on campus. The pool and other amenities are pretty nice as well. The maintenance requests were responded to very quickly. However the hallways and stairwells are very dirty and smell all the time. The furniture in the unit is very cheap and breaks easily. Also my car got broken into which could have been prevented with better security because the gate is rarely closed. Other than that it’s a decent place to live!

My tour at The Flats was amazing. The leasing agents were extremely knowledgeable and upbeat. Due to other circumstances, however, I ended up living elsewhere- but I definitely would have loved here! Value is AMAZING and all the staff seemed great. I haven’t had a friend who lived there who had a bad experience- they can only say positive things. I would recommend this complex to anyone looking to live near campus and the downtown area!
