this place is an absolute public health hazard and a lawsuit waiting to happen. I don’t even know where to begin with my experience living here. talk about false promises. they promised me new carpet in my room as the previous tenant that occupied my room destroyed it with the zoo of animals that lived in there. but continuously tried to charge me the $330 damage fee for carpet I didn’t even mess up. I have emailed and called multiple times about getting it replaced and never heard anything back even though I have emails saved to them agreeing to replacing it. mold everywhere. my room. my bathroom. my living room. and they constantly blame it on the “metal windows” and do nothing about it. the trash compactor is a joke. piles of trash 24/7. even to the point where the HOMELESS rummage through it. rats all the time. and to continue on the homeless. multiple times they have been caught sleeping in the pool bathrooms and stairs wells. but authorities are never contacted, they are simply just escorted by management to the front of the property and released just for them to come back. and that lovely resort pool has been closed for months. corporate came to shut it down because it didn’t pass inspection, just for me to overhear corporate themselves say “that no human should be swimming in that pool. its unsafe.” the gate they promise “for safety” never works. its always broken. residents get their cars broken into and their license plates stolen. mind you, I resigned my lease here and still pay for my room but personally chose to leave my apartment because living here is a total nightmare.

This place was horrible. Moved in and the apartment was disguising. Previous tenets clothes in the laundry, dishwasher machine was missing a rack and had old food in it, oven and sink broken, all furniture damaged in some capacity, and the carpet filled with hair and mold all in the shower. Had issues with black mold all year, and they would come and “fix” it and say they brought in professionals to clean the carpet and it never happened. They would just paint over the mold stain and say they cleaned the carpet. The gate was always broken to the parking deck and the main floor, meaning virtually no security. Elevator broken half the time. The trash has rats and overflows, and you can’t pick up any packages on the weekend or after 6pm. They also wouldn’t pro-rate the rent, so I wasn’t allowed to move in until August 18th (literal day before classes start) and was charged a full first month’s rent. If I wanted to move in a week early it was $300. Move out and they charged me $225 for one paint “damage” and the spot was the size of a quarter and they wouldn’t tell me where in the apartment it was. I tried to dispute and they wouldn’t give me any transparency to the charge or show me it to compare it to my move in survey. I lived here my last year of college to live downtown and so glad only one year.

Don't live here. The management is inaccessible--only via email. They have students who man the front office and they are nice and try to do something but it is limited. Often garbage gets piled up. A door that is supposed to be a secure door is never locked. If you don't renew your lease, don't expect work orders to fulfilled and when they do, sometimes the work is not done well. The caulk around a shower had mildew, they just added more caulk instead of tearing the old out and fixing it properly. When you move out, they don't go through the room. We spent 3 hours cleaning the apartment so it was better than when we moved in, but then they charged us $150 for the shower they didn't fix, and to repair walls. First it was because of some damage their contractor caused. But then we pointed that out, they changed it to what is wear and tear (scuffs, that were cleaned with magic erasers and nail holes, which were spackled). They will change their rationale to fit their claim if you protest. It used to be a decent place, but has quickly become a place that does minimum work to maintain the apartments since Scion took over as owner.

Where do I start. The mold, the trash compactor, the random locked wooden gates at the end of each hallway posing a serious fire hazard or an unsafe property that damages their tenants' personal property? I lived at Lark Athens for two years, the apartments themselves were passable, minus the mold, but the management of the property and the management team, not so much. For one of the two years I was there they had massive plywood gates blocking the ends of the hallways and their staircases, on every level. This rendered the staircase inaccessible and I'm sure that violated some safety codes. There was no explanation for this. Not to mention their massive, unsecured trash compactor gate slammed into the side of my car due to wind. Want to reach somebody to talk to them? No way. They have setup this AI agent to answer your call and put you in an infinite loop of asking for a real person to talk to. This management team wants zero confrontation and will make it as hard as they can for you to be able to reach them. The location is good for the price and the apartments themselves are okay, but if decide to live here and have a problem greater than a maintenance issue, good luck. (BTW the maintenance team was awesome so shoutout to them)

Lived here for a couple years and it was a really negative experience. In my first apartment, we had multiple leaks hit us and one of them left me with serious water damage that had to have the carpet replaced. When they replaced the carpet, they had left half of my room one color of carpet and the other half the original. Looked awful. Also in my first apartment, SIGNIFICANT mold in the closets and such upon move in. Then in my second apartment, the furniture was heavily used with cat scratches in the couch, the drawers to my dressers not opening, and then other furniture missing altogether. Less features in the second place as well (no ceiling fans and other things like that.) Once settled into my first apartment, I began to like it a lot, would recommend the 2 bedroom 1 bathroom setup as it does have lots of living room space. The 3 bedroom 2 bath was much smaller of a living room and kitchen and I never ended up feeling comfortable there. EDIT: Editing to add they increased the charge for a locked door at one point without notifying anyone and the voicemail said it was only $30 but they increased it to $50 and when I called they said basically too bad, that’s the new policy despite never having it anywhere. I even called the voicemail again at a later date and it was never changed. The printer in the clubhouse only ever worked for a couple of months out of the 2 years I lived there. The pool was nasty for several months while open. The elevators were constantly going down and were (maybe still are?) way past their inspection date from the fire department, as of moving out they were still almost a year past when they needed to be inspected again. There were very few positives to living here.

I enjoy living here. The rates are good for downtown living and it was easy to renew my lease for next year. We have two cats and they were very accommodating. I have a xl 1B1B and it’s very spacious and comfortable. The staff is incredibly friendly and helpful in the front office. Krista always greets us with a smile and is happy to help.
