Please reconsider moving here. This apartment may seem warm and pleasant until you sign the lease, but the reality is very different. From day one, when my daughter moved in, the apartment was not cleaned. My family had to clean it ourselves and received no compensation or rent adjustment. I have proof of emails sent with no replies. Communication is horrible. You are required to split utilities for the entire building—so if you are careful with your usage but your neighbors are not, you will end up paying for it. The front desk rarely answers, and now the Wi-Fi has been out for over a week. Many tenants have reached out, yet no one has responded. Every month the bill is back-dated, and management claims it is due to “previous management.” This is not how things should be run. It’s a hassle, and it shows poor leadership from corporate. If you want tenants to stay, you need employees and management who actually care. Even complaints in the resident chat go ignored.

Atlas irritates me so much I had to make a whole new account for this review. The longer you stay here, the worse your experience gets. To begin, the elevator goes out twice a week and several times a month. We are overcharged for utilities each month- im talking $300 for a studio/1 bedroom and then they only review the bill several months later once several people have complained and the best offer they have is a credit that’s a month behind. If you order packages frequently do not stay here cause they never send you a luxer code to get into the mailroom. The shuttle was out of commission for several months (an amenity that they advertise) and when it did come back it was off schedule frequently. There’s no wifi in the gym and its been like that for over 3 years. Nate the property manager often has no resolution for simple issues and lacks compassion when having a conversation with you. Not to mention he makes you wait to talk to him for hours then proceeds to argue with you about simple things like the lack of packages being scanned in and being locked out of the package room after leasing office hours. The only person who genuinely likes their job and is kind to residents is Shae. My renewal offer was $1685 for a studio, almost $400 above my current rate and when I brought this to Nate’s attention he simply shrugged his shoulders and said “that’s the going rate”. After conversations with corporate, that in fact was not the going rate but a screw up on their part. He never apologized for the misinformation, never sent me the new renewal rate, just said screw me and never called me back to inform me of the mistake, corporate did. They change staff every year so dont expect Nate to be there long, we get a new manager each year.

DO NOT LIVE HERE! Awful Experience. Mold and Humidity issues that were not fixed. Forced to pay out the rest of rent and was provided ZERO accommodation to the issue. Management and staff are young college kids it was a nightmare. Loud and noisy constantly as assumed by student living. No empathy towards tenants and will NEVER live here again and will recommend to anyone that asks not to live there.

I have lived at Atlas Athens for 26 days now, and I have a lot to say about it. First of all, our apartment was not cleaned AT ALL prior to us moving in. They told me when I picked up my keys that the carpets needed to be cleaned, but other than that, it was ready for move in. The toilets were black, the carpets stained, the porch door handle falling off, and a lot of items from the past residents in the cabinets. When I went to the office to ask why my apartment had not been cleaned, Shea told me to “just throw out” the stuff that was there (that was not mine). I requested cleaners come that day, and they did not come until the next day, when I had already moved in most of my belongings. They did not adequately clean the apartment at all. Additionally, our island was missing from the day we moved in. Nathan told me that he had ordered more islands and that we would have it in our apartment by Monday August 4. It is now August 27 and still no island. I have gone to the office every single day to ask about the island, and made 2 different work orders for it, and both work orders were cancelled without explanation. Quite possibly the worst issue we have had is an alarm in the fire panel going off EVERY SINGLE DAY at all hours. It can be heard in every part of my apartment, and it is driving me insane. I cannot sleep, cannot study, cannot relax because of the high pitched alarm blaring ALL THE TIME. I have brought this to everyone in the office’s attention, and all of them act like they don’t know it’s a problem. I have not been told why this is happening, or what their plan is to fix it. Shea told me “oh that sucks, I can’t imagine having to deal with that” but did not offer any solutions. I would like to highlight that this property is not cheap by any means, and I am paying WAY TOO MUCH every month to not be able to enjoy my own home. My roommate reached out to Marie in corporate highlighting these issues, and she responded saying that this is very concerning and she will work with the team on site to come up with solutions for us, however, that was over 2 weeks ago, and no solutions have come up yet. I am extremely disappointed in my decision to try to find a home in Atlas Athens and I definitely do not recommend anyone try to live here. Unfortunately, I have to continue dealing with this for 11 more months, so if you’re reading this review, DONT SIGN THE LEASE!! - Michal Buska (A tenant that is over this bs) (P.S. I wish I could add the video I have of the alarm going off, but I can’t add videos) *EDIT TO REVIEW* The way Atlas handled this was honestly amazing. Shea called me first thing Thursday morning after I left the review to discuss solutions to my issues. By the time I returned from class Thursday evening, the island was in the apartment set up for us. Additionally, they offered us a credit for the lack of cleanliness upon move in. Shea told me that they are actively working on fixing the fire panels that are setting off the alarms. She told me they are working closely with Athens-Clarke fire department to fix the alarms as quickly as possible. Maintenance has been coming and shutting off the alarms during the day, which has been a huge help for getting some silence. Overall, I am very impressed with their quick action to help us solve these issues. I also want to note that corporate did respond to my roommates email, it just got lost in her spam folder. Everyone that we have talked to since leaving that review has been extremely empathetic to our situation, and helpful in finding solutions. I am hopeful that the rest of our stay at Atlas Athens will be a good experience for us. I highly encourage you, if you are having issues, to reach out to Shea or Nathan directly. They have been happy to help us over the past few days, and I am sure they would be able to help anyone having issues. So here's an update from my other reviews. So far so good. My first month experience has not been so great, especially with the a lengthy and inconsistent process of how to get certain payment charges off my account. But generally the place is very clean, quiet often times, safe, has exciting community events ,(resident breakfast, movie night, game night, etc) and has great amenities like the shuttle bus, club house, gym, pool and rooftop area for sun bathing. The management team is always friendly, ready to help and so calm. I had issues at first, but now I am okay. They are always ready to attend and sort out my issue.

Atlas Athens owes me $764 after charging me an extra month on rent after I moved out. They never contacted me after doing this and then sent my balance to collections. I moved out over a year ago and still have not been paid. I have called and emailed with multiple different people with no update. I have a moving out statement from them stating the money they owe me and I received that in April. This place has had nothing but problems from the beginning and has had multiple “management” in the short time they have been open. This management makes the excuses of being in a meeting so they don’t have to talk to you. This management doesn’t answer emails. I would highly suggest reading all of the reviews before selecting this place because from what it looks like they haven’t gotten better since they opened which if you go all the way back and read those reviews was a complete disaster.

Management is the absolute worst. Good luck getting in contact with them if you need anything handled. They make simple and easy communication become drawn out and won’t get handled until several weeks! I get they might have a lot on their plate but it’s your job to communicate efficiently.

I've been calling almost every day this week regarding a lease transfer, and every time I’m told the same thing — that it will be taken care of by the end of the day. Yet, nothing has changed. My roommates and I are incredibly frustrated. We’ve been trying to switch units due to a centipede infestation, which has made our current space unlivable. We made this request nearly a month ago, and the issue is still being dragged on with no resolution in sight. On top of that, promised amenities like the coffee bar and shuttle have either been unavailable or nonfunctional for months. The shuttle, which many residents rely on, was suddenly unavailable because of Atlas’s failure to maintain proper documentation — something that caused significant inconvenience during the semester. Despite all of this, rent is increasing. We were initially happy with Atlas and even defended the property in earlier situations, but this experience has left us incredibly disappointed. It's exhausting having to follow up constantly while working full-time jobs, only to hear empty promises and receive no real updates. We’ve tried every avenue to resolve this professionally, and unfortunately, we are now left with no choice but to share this experience publicly, as even the property manager has not responded.

It was clean, cute and new. The rooms are too small and the closets are nonexistent. Tons of really good amenities very friendly staff, but if you need closet space this is not the place literally went somewhere else because of that

Rent a bedroom in a house somewhere close to campus and save yourself from the corporate nightmare of this place! The rent is way too high for how many issues this place has. The apartment building hallways are gross and always smell, the parking SUCKS, and it can take up to 30 minutes to find your package that got delivered since they throw it in a giant room with all other 5,000 packages! The parking costs you $10 a month and 90% of the time you won’t get a parking spot. The elevator is constantly broken and the main door to enter the building is also broken 80% of the time! That means ANYONE can enter the building! The main security camera is also not working, even showing the unplugged cord sticking out of the wall. I’ve included an actual picture of a homeless man who entered our building and stole items from someone’s apartment! Security is not on the top of this places priority list!! Find a better place to live. Maintenance staff leave requests open for months and then close them without even assessing the issue (or at least communicating with you). Office staff will lie to your face to get you to go away. If you do not constantly pester them, your issue will not be handled. The shuttle service is very unreliable and they force you to squeeze 40+ people in a 15 seater van which feels unsafe and uncomfortable. The apartment buildings have paper thin walls and the place was obviously built as fast and cheap as possible!
