I've lived at 421 West for almost two years and they've consistently kept their "Leasing Available" sign up because of the amount of people trying to move out. Maintenance is inconsistent, rude and expensive. The owner considers residents as a lowest priority, and the general space is overpriced considering space and amenities (lack thereof). Avoid at all costs.

I love living at 421 West. The location for price is unbeatable in town. I’ve had no major maintenance or pest issues in my unit, and whenever I have needed to contact Athens Real Estate Group, they have been very helpful and kind! The property manager, Jeremy, is constantly working to improve the building and the folks who helped me with my lease explained everything clearly and got it done quickly! I can’t speak to what it was like when CollegeTown managed it a few years ago, but I’ve really enjoyed my time here and plan to stay!

The first two years we lived here everything was fine, Collegetown was reasonable about maintenance and we had few (if any) problems with bugs (or bats). However, the building was sold over the Summer and the new property managers (Athens Real Estate Group) are atrocious, there are leaks in the ceiling of the first floor hallway, a horrid roach infestation and, they have the gall to increase the rent despite doing very little to fix the aforementioned issues. The mold issue mentioned below is unconfirmed but, with maintenance being as bad as I have observed, it is entirely realistic that this place has a mold problem as well.

Property Manager Jeremy Jones is the best property manager I’ve worked with. Every rental has its issues. Jeremy was always available to speak and very fast to address issues. On top of that, he is extremely friendly and customer oriented. Jeremy gets 5 stars in my book.

Horrible. Appliances fail, laundry facilities are practically unusable due to the zero maintenance or care that goes into this place. Not to mention the most terrifying roach and bat infestation I have ever seen in my lifetime. There are security issues as well. The management advertises safety and security, but after many scary encounters, the managers have stated that they have no intent or responsibility to invest in these issues. Along these lines, the management staff have ranged from vaguely condescending to outright rude with regard to complaints. They have scheduled tours and inspections at unreasonable times, with little regard to availability of residents, while falling back on "the lease says we can enter whenever we want" (which is not the case). Finally, these people have the audacity to leave fraudulent 5-star reviews to boost their reputation. At the time of writing this review, 3 of the 4 positive reviews can be identified as CollegeTown staff, based on their website. These people have not lived here, and in no way represent the experiences of their residents.

The only good thing about 421 is how close it is to downtown. Roaches, leaks, lack of security concern, no cameras and rude management are all making me very excited to leave this place. I realize they are not liable because I signed a lease with AREG, but it is not okay to treat your tenants this way.

Only good things about this place are the residents and the location. The bugs in this place are AWFUL. Pest control is nice and helpful, but the bugs will never leave. Had to buy a new motherboard for my computer because the bugs destroyed my old one. Woke up one morning with a medium-sized bug (maybe a roach) in my ear. Bats common too. Frat boy neighbors are loud and annoying. Construction is loud. Overpriced.

horrible apartment with a serious cockroach infestation. the leasing office will steal your deposit. there were also bats. do not rent here. they’re asking $1,000 a month for an old motel room that’s infested with cockroaches. There are tons of other options at that price point. Waste of money to rent here

Bats are constantly being found in halls. Recently my neighbor has had bats in her apartment! This tenant can’t sleep due to fear of waking up with a bat in her BED! SHE IS IN EXTREME EMOTIONAL DISTRESS. We are worried about our health and the health of our animals!! This bug & rodent problem is NOTHING NEW.DO NOT LIVE HERE!!!!!!!!!

They will not fix the washer and dryer. We have asked multiple times. It has been three weeks without a washer.
